What does this mean for buyers and sellers?
For buyers shopping new homes, more builder inventory in 32259 and 32092 means more choice on floor plans and move-in dates. A wider gap between builder asking prices and the homes going under contract is worth noting when comparing communities. Community development district (CDD) and HOA fees vary by community and belong in any comparison of new and resale homes.
For resale sellers, builders are adding supply nearby. Resale contracts rose in the latest two weeks, but cuts still outnumbered contracts. Insurance budgets are on the Ponte Vedra home insurance cost and Ponte Vedra Beach home insurance cost pages.

Limitations
Counts come from the change log of our live NEFAR MLS (realMLS) feed, which records a change when our refresh sees it. A listing is counted once per category per window. New construction uses the MLS new-construction flag; builders that list homes outside the MLS, or list several homes under one record, are not fully counted. Contracts are active listings moving to pending or active under contract. The earlier window is 13 days, so comparisons use daily rates. Two weeks is a short period, and a single builder loading a new phase can move these counts. Figures may be revised as the MLS updates records.
