Stetson law center site slated for mixed use redevelopment
Stetson University and Bromley Companies announced plans to redevelop the 6.5 acre Tampa Law Center property at 1700 N. Tampa St. into a mixed use district with a replacement law building, hotel, housing, office and retail. The site sits between downtown, the Heights District and the Hillsborough Riverwalk. Groundbreaking is expected in late 2027, and cost, unit counts and hotel room counts were not disclosed.

Port Tampa Bay board advances a fourth cruise terminal design
The port board authorized contract negotiations worth up to 3 million dollars with HDR Engineering for architectural and engineering work on a planned fourth cruise terminal north of Cruise Terminal 6. Six firms bid and three were shortlisted before HDR ranked first. The port targets completion in October 2029 and projects more than 200 additional annual ship calls.

Riverview retail center trades for 14 million dollars
The Shoppes at Crescent Park, a 24,056 square foot center built in 2020 at 3904 S. U.S. 301, sold for 14 million dollars to an affiliate of Curbline Properties, a publicly traded REIT, from Clearwater based KW Realty Fund VI. Tenants include AT&T, Eggs Up Grill, GEICO, Foxtail Coffee and Bubbakoo's Burritos, with one 2,627 square foot space open for lease.

Pinellas Park council to take up a one year data center moratorium on July 21
Pinellas Park's City Council is scheduled to consider the first reading of a proposed one year moratorium on new data centers on July 21. The measure would temporarily bar the city from accepting or approving site plans, rezonings, conditional use permits and building permits for data centers while staff studies the use and drafts permanent regulations. It follows a May application from American Tower to redevelop an industrial property at 10700 76th Court N. into a roughly 17,000 square foot data processing facility, which planners concluded did not fit any category already defined in the city's land development code.

Sand is reaccumulating at John's Pass months after dredging
Roughly five months after Bayside Dredging LLC cleared thousands of cubic yards of sand from John's Pass, Hubbard's Marina owner Dylan Hubbard said navigation improved but shoals are already reforming. Crews could not dredge beneath the John's Pass Bridge because of submerged debris left from earlier bridge work, which continues to trap sand moving through the inlet. Hubbard favors extending the north jetty, while USF coastal geologist Ping Wang said that would increase erosion at Madeira Beach, Treasure Island and Sunset Beach and that periodic dredging remains the better long term approach.

Pinellas school district gathering input on possible closures and consolidations
Pinellas County Schools held community meetings this month under its Planning for Progress initiative, including one at St. Petersburg High School, to collect public comment on a next round of facility changes. District staff said enrollment fell by more than 3,600 students in the 2025-2026 preliminary 10 day count compared with the prior year, and they estimate a further decline of about 4,000 students in 2026-2027. Staff also noted the district operates 25 more schools than Pasco County while serving roughly 10,000 fewer students.

Raising Cane's to replace the former Macaroni Grill at Brandon Town Center
Raising Cane's plans to demolish the former Macaroni Grill at 132 Brandon Town Center Drive and build a restaurant with a drive thru, updated landscaping, parking improvements and new signage. Citing Hillsborough County records, Tampa Bay Business and Wealth reports asbestos removal was set for mid July, with demolition expected to run Aug. 3 through Aug. 21 before construction begins. The 2.5 acre site sits along West Brandon Boulevard near Interstate 75, with Kimley-Horn as project engineer and PM Design Group as architect.

Former North Florida Avenue strip center reopens as 17 income restricted apartments
Mercy Oaks II opened on July 15 with 15 one bedroom and two two bedroom apartments built from a converted strip commercial center. The City of Tampa put in 1.25 million dollars in State Housing Initiatives Partnership funds toward acquisition, with Catholic Charities financing the balance. Ten units are set aside at up to 50 percent of AMI and seven at up to 80 percent of AMI, bringing the adjacent Mercy Oaks I and II to 37 units combined.

Treasure Island files permits for a rebuilt public works and pump station campus
The city submitted permit documents on July 7 to the Southwest Florida Water Management District for a stormwater system serving a 1.74 acre municipal campus at 100 108th Ave. The system would support a rebuilt Public Works facility, a new master wastewater pump station and a future combined police and fire headquarters. The City Commission is set to consider a pump station construction contract on July 21, with roughly half the cost covered by state and federal grants.

Downtown Partnership advances Central Avenue sidewalk widening
The St. Petersburg Downtown Partnership is expanding a sidewalk widening effort on the Central Avenue block between 2nd and 3rd Street, following a first phase completed with developer Kolter Urban near the Art House tower. Business owners have raised 250,000 dollars privately, and the Partnership is exploring Intown Community Redevelopment Area funds. Later phases would add landscaping on the north side and reconfigure the south side near 200 Central, with some on street parking removed.

St. Pete council to study a density bonus for blue green roofs
Council unanimously approved a new business item on July 9 directing further study of density bonuses for multifamily projects that build blue green roofs, which pair a vegetation layer with an underlying water retention void. The item will go to either the Health, Energy, Resilience and Sustainability Committee or the Housing, Land Use and Transportation Committee, with discussion hoped for in the fall. No bonus specifics have been set.

Council approves ground leases funding the Booker Creek Trail land buy
St. Petersburg City Council unanimously approved two 99 year ground lease agreements on July 9 under which Ferg's owner Mark Ferguson contributes 6 million dollars toward the city's 7 million dollar purchase of about 0.86 miles of former CSX rail corridor. The city will acquire the corridor and lease portions back to Ferguson, with closing expected later in July. The corridor is planned as a multi use trail through the EDGE District and Tropicana Field area.

296 unit eastern Hillsborough apartment community trades at 64.7 million dollars
Cortland Santos Flats at 8733 Rooks Park Circle sold for roughly 64.7 million dollars according to property records, with Houston based Camden the buyer. The 2021 built community spans 16.3 acres with one, two and three bedroom units across seven buildings just south of Causeway Boulevard near U.S. 301. The seller, Rooks Park FL Partners, had acquired the community for 119.88 million dollars in 2022 per Hillsborough County property records.

Arbor Terrace Citrus Park senior living community sells for 38.5 million dollars
Arbor Terrace Citrus Park, a 139 unit senior living community at 13810 Sheldon Road in northwest Hillsborough County, sold for 38.5 million dollars to an affiliate of Principal Real Estate Investors. The buyer assumed about 31.1 million dollars in existing Freddie Mac debt, and the community, which opened in 2018 on roughly nine acres, offers independent living, assisted living and memory care.

Azalea Apartments in Tampa lands a 107.7 million dollar loan
Azalea Apartments, a 289 unit community at 2633 Azalea Garden Place in Tampa, secured 107.7 million dollars in financing from Acre Credit Fund II JP LLC according to public records. The owner is an affiliate of Trilogy, which acquired the property for 85.75 million dollars in July 2023, and records do not specify whether the deal is a refinance, construction loan conversion or recapitalization.

Construction underway on a nearly 60 million dollar West Riverwalk expansion in Tampa
Tampa has started building its West Riverwalk expansion along the west side of the Hillsborough River. Crews are installing nearly 70 drilled shafts and piles to support two new pedestrian bridges at Platt Street and Brorein Street and an observation overlook at Tony Jannus Park. Once finished the riverwalk will span 12.2 miles, backed in part by a 24 million dollar federal grant and a 10 million dollar West Tampa CRA contribution.

GTIS hires JLL to lease the 4Ward Logistics Center near I-4 and I-75 in Tampa
GTIS Partners tapped JLL to handle leasing at the 4Ward Logistics Center at 2898 N. 62nd St. in Tampa. The project will include two rear-load distribution buildings totaling 382,500 square feet with 36-foot clear heights. GTIS bought the 116-acre site earlier this year for 20.5 million dollars and expects to finish work late in 2027.

Michelin adds Big Ray's Fish Camp in South Tampa to its national seafood shack list
The Michelin Guide named Big Ray's Fish Camp in South Tampa among America's best seafood shack restaurants and renewed its Michelin Recommended designation for 2026. The restaurant first earned the designation in 2025 and also operates a location inside the Tampa Convention Center.

Two Commerce Park finalists compete for an additional city parcel in St. Petersburg
Finalists HP Capital and SkyView Companies are both seeking an adjacent city owned parcel for their competing Commerce Park redevelopment bids along the 22nd Avenue South corridor. HP Capital's Corridor 22 plan proposes 320 mixed income apartments, a 75,000 square foot innovation center, retail, a grocery store and a public plaza, while SkyView proposes a land swap and 422 apartments with ground floor retail and structured parking.

St. Petersburg mayor names preferred developers for the Historic Gas Plant District

Permit filings advance the 120-unit Grand Oaks phase at Rainbow Village in Largo
Newstar Development submitted eight building permit applications for Grand Oaks, a roughly 48.1 million dollar, 120-unit affordable housing phase of the Pinellas County Housing Authority's Rainbow Village redevelopment in Largo. Kolter starts construction on Alton Brandon apartments off Graves Road
Kolter bought about 17 acres at 2408 Graves Road near Interstate 75 in Brandon and has begun building Alton Brandon, a 280 unit community across five four story buildings with a central clubhouse. Downtown St. Petersburg tower lands 135 million dollar construction loan
Developers Focus and Bradford Allen secured a 135 million dollar construction loan from Affinius Capital for a planned 24 story tower at 275 5th Street in downtown St. Petersburg. The mixed use project is slated to include 373 apartments and about 6,384 square feet of retail, with amenities such as a pool, sun deck and coworking space. Tampa weighs adding a zoning hearing officer step before council votes
Tampa's Charter Review Commission is studying whether rezoning applications should first go to an independent hearing officer instead of directly to City Council.
