Pinewalk Is Sold Out to Builders: Sekisui House Takes the Final 108 Lots as St. Johns Land Deals Reach $119.7 Million in Seven Weeks

The last builder parcel at Pinewalk, the 1,300-acre master-planned community on Greenbriar Road in northwest St. Johns County, has changed hands. Sekisui House Florida LP paid $14.31 million for 56.56 acres in a deed recorded September 8, 2026, the Jacksonville Daily Record reported on September 9, and the developer says the sale represents Pinewalk's final lots. It is the third builder land deal at Pinewalk since late July. The three total about 888.57 acres and nearly $119.7 million, on a site the developer bought for $31.33 million in December 2022.

What Sekisui House bought

The Daily Record's September 9 report, by J. Brooks Terry, gives the specifics. The buyer is Sekisui House Florida LP, a subsidiary of Denver-based Sekisui House U.S. and formerly Richmond American Homes of Florida LP. The seller is BTI Partners through Greenbriar Property Holdings LLC. The deed was executed September 4 and recorded September 8 in St. Johns County property records at $14.31 million. A news release cited by the Daily Record caps the sale at 108 lots, which works out to roughly $132,500 per lot on our arithmetic, before any site work or fees the contract may carry.

The two Taylor Morrison deals that came first

The Daily Record reported on September 8 that Taylor Morrison filed two environmental resource permit applications with the St. Johns River Water Management District on September 4, covering 414 acres near Greenbriar Road and Veterans Parkway. Those filings follow two purchases from Greenbriar Property Holdings totaling $105.38 million: $60 million in July for 437 acres for Esplanade at Pinewalk, which the company and the Daily Record describe as a 55-plus community, and $45.38 million on August 27 for 395 acres for Laurelwood at Esplanade at Pinewalk, a gated section of roughly 400 single-family homes open to all ages.

Jeremy Hampson, Taylor Morrison's Jacksonville division president, told the Daily Record that initial phase plans are approved for Esplanade. The company's listing, as quoted in the report, puts homes from the $400,000s to more than $1 million at 1,684 to 3,730 square feet. Laurelwood pricing has not been released. Sales for both are slated to begin in mid-2027, and Hampson said Taylor Morrison has no immediate plans for more St. Johns County acquisitions.

From $31.33 million to $119.7 million in under four years

The Daily Record reported on December 28, 2022 that Fort Lauderdale-based BTI Partners, through Greenbriar Property Owners Holdings and Westport Capital Partners, bought the 1,300 acres between Veterans and Longleaf parkways for $31.33 million on December 27, 2022 from the Helow family's Marian Service Inc. BTI said it would build more than 2,000 single-family homes and start site infrastructure so builders could begin within two to four years. BTI's project page, updated August 7, 2026, lists 2,000 residential units and a January 2025 development start.

Side by side, the reported numbers are about $24,100 per acre paid in 2022 and about $134,700 per acre received across the 888.57 acres sold since late July 2026. That is not a like-for-like comparison: the 2026 parcels carry entitlements and master infrastructure the raw land did not, and BTI's costs in between are not public. It is still a clean illustration of what a St. Johns County land developer is paid for carrying entitlement and infrastructure risk, and of why builders here keep buying finished lots rather than raw dirt.

Where the reports leave gaps

Three things we cannot confirm. First, the developer calls the Sekisui House parcel Pinewalk's final lots, but the three deals we can document cover 888.57 of about 1,300 acres; the balance presumably includes earlier sections such as Greenbriar Village at Pinewalk, plus roads, preserve and amenity land. Second, the 108-lot cap comes from a release the Daily Record cites; we have not read it. Third, 2,000 units is BTI's plan, not a delivered count. We will update this post if a build-out figure is published.

What this means for buyers, sellers and agents

For buyers, the calendar matters more than the headline. Taylor Morrison's sections do not open sales until mid-2027, and Sekisui House has not announced a product line or timeline for its 108 lots, so none of this is inventory you can contract on this fall. The published Esplanade range, $400,000s to over $1 million, is a marker for what new construction along Greenbriar Road is expected to cost, and the 55-plus restriction on that section is a stated covenant to confirm with the builder.
