Del Rio's median price sits at $339,000, up 18.9% year over year and 165% since 2012 — an acceleration, not a plateau. With a median of 8 days on market, a heat score of 70, and zero active listings in this snapshot, the current posture favors sellers: there is essentially nothing sitting unsold long enough to build leverage for a buyer.
For sellers, that combination argues for pricing off the most current comps rather than last quarter's, since the pace of gains suggests stale numbers undersell. For buyers, it means being financing-ready and decisive before touring, because with inventory this thin, hesitation costs the house.
Figures in this note are as of July 14, 2026. The live market numbers elsewhere on this page update nightly and are newer.

The Del Rio buying strategy.
If we were buying in Del Rio today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Use your leverage. With inventory sitting, there is room to negotiate on anything dated or overpriced and to ask for repairs or a rate buydown.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Del Rio.
Where Del Rio's Price Comes From
Del Rio's median price has climbed 165% since 2012, and the most recent year alone accounts for an 18.9% gain — the pace of appreciation is not slowing as the base grows. Twenty-one closings in the tracked window, against a median 8 days on market and zero active listings as of 2026-07-11, describes a market where completed sales are outrunning available supply about as fast as it is replaced.
At $203.95 per square foot on a median 1,802.5-square-foot home, per-square-foot economics vary a good deal by vintage given the wide 1918-to-2024 build-year range, so condition and updates do real work in where a given home lands relative to the $339,000 median. A homestead-exemption share of 77% indicates most homes here are held as a primary residence for tax purposes rather than as rentals or second homes, consistent with a market heat score of 70 on Momentum's scale.
The location and the amenities are priced into every listing in Del Rio. The deal is won or lost on condition, the comps, and the renovation math.
