St. Augustine HOA value varies meaningfully by community. Beachwalk's $2,500/year HOA includes lagoon access, multiple pools, and resort-style amenities — distinctive to that specific community. Trailmark's $1,650/year includes pools, parks, and family-oriented amenities. The 55+ communities (Cascades, Sandpiper Glen) carry premium fees because of their lifestyle programming and amenity depth.

The Old City and Anastasia Island condo inventory operates differently. St. Augustine's HOA + CDD math is meaningful but not as dramatic as Ponte Vedra's. A $600K Trailmark home carries roughly $9,850/year in property tax + HOA + CDD — that's real money and shapes affordability. Anastasia Island condos are a different model entirely, and the most important due diligence item there is the building's reserves and pending special assessment exposure. A $400/month condo fee can become $800/month overnight if the building hasn't been reserving for major repairs.
