Homes for Sale in Orange Park, FL
True comps, carrying-cost math, and listings before the portals.
As of September 2026, the MLS records 30 closed sales in Heron Bay in Orange Park, FL since 2001, the most recent in June 2006. Recorded prices across those 30 sales ran from $207,000 to $370,000 (median $255,900), on homes of 2,018 to 2,998 sq ft. Across Orange Park as a whole, 653 homes closed in the last 12 months at a median of $330,000, 39 median days on market, with 160 homes for sale today. At that median and Clay County's FY2025-26 rate of 15.05 mills, annual property tax runs about $3,850 ($3,260 with the full homestead exemption).

Heron Bay is a small, built-out pocket in Orange Park where the homes went up over a tight window right around 2000. With only 40 homes and a median just over 2,300 square feet, this is a low-turnover community — what actually moves price here is condition and updates, not square footage games. Two homes of similar size can sell far apart depending on whether kitchens, baths, roofs, and systems have been touched since the original build.
For sellers, the scarcity of listings works in your favor, but buyers in this price band are discerning about deferred maintenance on homes now a couple decades old. For buyers, patience matters: inventory is thin, so when a well-kept one comes up, you move deliberately rather than wait for the next three to compare.
The 60-Second Overview
Heron Bay is a compact, established neighborhood of roughly 40 homes built between 1999 and 2002, with a high owner-occupancy share that keeps turnover low and upkeep visible from the street.

The Heron Bay buying strategy.
If we were buying in Heron Bay today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Heron Bay.
A built-out pocket where condition sets the price
Because nearly everything here dates to a three-year construction window, you are looking at homes with a consistent age and, broadly, a comparable original spec. That makes the variable that matters most the one you can see and touch: whether the roof, HVAC, kitchen, and baths have been kept current. Expect a wide spread in what homes ask, driven less by size than by how much work the last owner did.
The high homestead share — about 80% owner-occupied — tells you this is a live-in community rather than a rental-heavy one. Practically, that tends to mean lawns are maintained and homes show pride of ownership, but it also means listings are infrequent. Buyers should be ready to act when a home that fits comes to market.
The location and the amenities are priced into every listing in Heron Bay. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
In a 40-home community that trades quietly, the edge is knowing which homes have been updated and which have not before you write or price an offer. We track what actually sells in Heron Bay and can tell a seller where their condition puts them, and a buyer whether the asking price reflects real updates or just optimism.
