Redfin counted 3,598 homes sold in the city in that period, down 2.8% from a year earlier. Median days on market fell to 56, 6 days faster year over year, per Redfin. The average sale-to-list ratio was 97.6%, up 0.4 points, and 16.9% of homes sold above list price, up 1.4 points, Redfin reports. Price drops hit 36.0% of listings, down 6.7 points, and Redfin's Compete Score sits at 47, "Somewhat Competitive."

These figures describe Jacksonville the city, the geography Redfin publishes at this URL. Jacksonville's consolidated city-county boundaries make it one of the largest cities by land area in the country, but the numbers still exclude surrounding communities like St. Johns County suburbs, Orange Park, and the beaches municipalities that many people fold into "the Jacksonville market."

What is the median home price in Jacksonville?

Redfin puts the city's median sale price at $309,831 for the three months ending June 2026. The 1.9% year-over-year gain is modest, and that modesty is the point. After the flat and negative readings common across Florida markets over the past two years, a city median grinding upward at roughly the pace of a savings account is a change in direction, and the surrounding metrics suggest it is not a fluke of mix.

Three supporting numbers from the same Redfin window firm up the price signal. The sale-to-list ratio rose 0.4 points to 97.6%, meaning the typical closing landed about 2.4% below asking. The share of homes selling above list climbed 1.4 points to 16.9%, roughly one sale in six. And the share of listings forced into a price cut fell hard. Prices rising slowly while every negotiation metric tightens is what a floor forming looks like in the data.

Why are price drops falling so sharply?

The 36.0% price-drop share is the loudest number in the report, in both directions at once. It is still high in absolute terms. More than a third of Jacksonville listings reduced their asking price during Redfin's three-month window, which means initial overpricing remains common in the city. But the share fell 6.7 percentage points from a year earlier, the largest year-over-year move of any metric in this dataset.

As market mechanics, a falling price-drop share alongside a faster median market time means the distance between asking prices and closing prices is shrinking. Either sellers are listing closer to what buyers will pay, or buyers are stretching closer to what sellers ask, or some of both. The 97.6% sale-to-list ratio, up 0.4 points per Redfin, says the meeting point moved slightly in sellers' favor over the year.

Is Jacksonville a buyer's or seller's market right now?

The Redfin data lands squarely in between, which is itself information. Redfin's Compete Score for Jacksonville is 47 out of 100, which Redfin labels "Somewhat Competitive." Per Redfin, the average home in the city sells for about 2% below list price and goes pending in around 57 days. Neither side holds obvious leverage.

The tension in the report is between volume and pricing. Closed sales fell 2.8% year over year to 3,598, per Redfin, so fewer buyers transacted than a year ago. Yet homes sold 6 days faster and more of them cleared above asking. Fewer transactions closing faster at firmer prices is consistent with a thinner market where the homes that do trade are the ones priced correctly, while overpriced inventory sits, cuts, and drags the price-drop share up to 36.0%.

How fast are Jacksonville homes selling?

The median Jacksonville home went under contract in 56 days in the three months ending June 2026, per Redfin, an improvement of 6 days over the prior year. Redfin's separate pending-sale measure for the city runs around 57 days. Roughly eight weeks from listing to contract is the current baseline a seller should plan around.

That median hides a split the other metrics reveal. With 16.9% of sales closing above list, a segment of correctly priced homes is moving quickly enough to attract multiple interested buyers. With 36.0% of listings cutting price, another large segment is sitting well past the median before repricing. The 56-day figure is the middle of a market with two distinct speeds.

What the Compete Score says about negotiating room

Redfin's Compete Score of 47 gives buyers a practical calibration. In a "Somewhat Competitive" market where the average sale runs about 2% below list per Redfin, an aggressive lowball has little support in the data, and neither does automatic over-asking. Offers in the range of 2% to 3% below list match the observed center of gravity, with the 36.0% price-drop share arguing for patience on stale listings and the 16.9% above-list share arguing for speed on fresh, well-priced ones.
