What are homes selling for in Marion County?

The median stands at $282,849, per Redfin's figure for the period ending June 2026, and it barely moved over the past year. A decline of 0.57 percent is close to statistical noise for a county median, well inside the range that a modest shift in the mix of sold homes can produce on its own. After the swings many Florida markets have posted, a flat median is itself information. Prices in Marion County found a level, and transactions are happening at it in growing numbers.

That price is also the lowest among the markets we cover in this release, sitting roughly $52,000 below Fort Myers's city median and $86,000 below Brevard County's in the same reporting windows.

Why did Ocala-area sales jump 19.2 percent?

Redfin's count of 1,005 June closings against 843 a year earlier is the headline of this release. An extra 162 sold homes in one month's comparison, with essentially no price concession at the county median, points to a market clearing on volume. The mechanics are straightforward. When the median holds flat while closings rise by a fifth, the buyers arriving at current prices outnumber the ones who transacted a year ago, and sellers are meeting them without repricing the middle of the market.

June closings reflect contracts from the spring, so this surge describes April and May demand as much as June itself. Whether it carries into the summer contract data will show up in Redfin's next releases.

Is time on market getting longer in the Ocala area?

Slightly, and this is the one indicator in the June data that moved against sellers. The median Marion County home took 69 days to find a buyer, per Redfin, six days longer than the 63 days recorded a year earlier. Slower marketing time alongside sharply higher sales usually means more homes came up for sale, since a thicker supply of listings gives each one more competition even when total absorption is rising. Redfin's published market figures here do not include an inventory count, so that reading is inference from the pattern rather than a measured fact.

Sixty-nine days is still a workable timeline on both sides of the table. It gives buyers room to compare without the market moving underneath them, and it is far from the multi-month waits that mark a stalled market.

How close to asking price do Marion County homes sell?

Very close. The average sale closed at 97.5 percent of list price, per Redfin, a figure that moved just 0.03 percentage points year over year. A ratio that tight means Marion County sellers are listing near the number buyers will actually pay, leaving a typical negotiation gap of about two and a half percent. It is among the strongest sale-to-list figures in this release, ahead of Brevard County's 97.3 percent and behind only Jacksonville's 97.6.

The above-list share softened, though. Redfin reports 13.9 percent of homes sold over asking, down 1.7 points from a year earlier. Fewer bidding contests, in a period when sales rose 19.2 percent, fits the same supply inference as the longer days on market: enough listings arrived that most buyers did not have to outbid anyone.

What would confirm or break this pattern?

Three checks in the coming releases. If the sales pace holds while days on market stops climbing, the new listings are being absorbed and the market has simply grown. If days on market keeps stretching and the above-list share keeps slipping, supply is outrunning demand and the flat median will come under pressure. And if the sale-to-list ratio holds near 97.5 percent either way, pricing discipline in the county remains intact. For now the June 2026 record reads plainly: a fifth more homes sold than a year ago, at essentially last year's price, with sellers getting within two and a half points of asking.

The geography is Marion County, which is broader than the city of Ocala and differs from the informal boundaries the Ocala name may imply.
