Redfin data for the three months ending June 2026 shows Pensacola's median sale price up 10.5% year over year to $364,801, one of the largest gains among the markets Momentum tracks.

Homes in the city sold 17 days faster than a year ago even as closed sales fell 6.2%. The sale-to-list ratio rose 0.9 points to 96.8%.

The median sale price in the city of Pensacola was $364,801 over the rolling three months ending June 2026, up 10.5% year over year, according to Redfin. Redfin counted 267 homes sold in the city in that window, down 6.2% from a year earlier. Median days on market dropped to 59, a full 17 days faster than the prior year, per Redfin. The average sale-to-list ratio was 96.8%, up 0.9 percentage points, and 10.8% of homes sold above list price, up 0.2 points, Redfin reports. Redfin's Compete Score for Pensacola is 35, with homes selling in about 73.5 days at roughly 3% below list.

One caution up front. These are city-of-Pensacola figures, the geography Redfin publishes at this URL. The city proper is a small slice of the wider area; most of what locals call the Pensacola market, including large parts of Escambia County and communities like Pensacola Beach and Gulf Breeze, sits outside these numbers. With 267 sales in three months, the sample is also small enough that individual high-end or low-end closings can move the median.

How much did Pensacola home prices rise?

Redfin's 10.5% year-over-year gain in the city median is among the largest price moves in this release, behind Key West's 28.0 percent, and it stands out against the flat readings elsewhere on the Gulf coast. A double-digit annual increase in a three-month rolling median deserves scrutiny before celebration. In a market this size, per Redfin's count of 267 closings, a shift in which homes sold, say more closings in pricier neighborhoods near the water or downtown, can lift the median without any individual home gaining 10.5% in value.

That said, the price gain does not stand alone. The sale-to-list ratio improved 0.9 points to 96.8% per Redfin, one of the biggest ratio gains in this release, behind only Naples, and time on market collapsed. When price, speed, and negotiation metrics move together, the odds that the median is pure mix noise go down.

Why did days on market fall 17 days?

The 59-day median for the three months ending June 2026 is 17 days faster than the same window a year earlier, per Redfin. That is the sharpest improvement in market time of any market in this release, and it is the clearest demand signal in the Pensacola report. Homes that might have sat eleven weeks last year are going under contract in under nine.

Redfin's separate market-speed measure, which puts the typical Pensacola home at about 73.5 days to sale, sits above the 59-day median in the headline table; the two figures are calculated differently and Redfin publishes both. Either way, the direction is unambiguous. Buyers in the city are committing faster than they did a year ago, and sellers are conceding less, with the average closing about 3% below list per Redfin.

Fewer sales, higher prices: what the mix suggests

Closed sales fell 6.2% year over year to 267, per Redfin, while the median price jumped 10.5%. Falling volume with rising prices is the classic signature of a supply-constrained market. When fewer homes are available to buy, the buyers who remain compete over less inventory, prices firm, and market time shrinks, exactly the combination Redfin's June 2026 window shows for the city.

The one metric that did not move much complicates a pure frenzy narrative. Only 10.8% of Pensacola sales closed above list price, up just 0.2 points year over year per Redfin. Roughly nine in ten homes still sold at or below asking. The market tightened through faster sales and smaller discounts rather than through bidding wars, which fits Redfin's Compete Score of 35, a reading on the low side of Redfin's 0 to 100 scale.

What the sale-to-list ratio tells buyers and sellers

At 96.8%, the typical Pensacola closing in Redfin's three-month window landed a bit more than 3% below asking, matching Redfin's separate estimate that homes sell about 3% below list. For buyers, that number is the honest anchor: discounts still happen, but they shrank almost a full point over the year. A buyer strategy built on last year's negotiating room is now miscalibrated by the data.

For sellers, the combination of a rising ratio, a 17-day speed gain, and a 10.5% median increase per Redfin argues that correctly priced homes in the city are meeting the market quickly. The 10.8% above-list share argues equally hard against overreaching on the initial ask, since above-asking outcomes remain rare here.

Figures are rolling three-month values for the period ending June 2026, compared to the same period a year earlier. The geography is the city of Pensacola only, materially narrower than the hub name implies, and the 267-sale sample makes medians in this market more sensitive to compositional swings than in larger cities. Redfin revises published data as late sales are reported. The Compete Score is Redfin's proprietary measure, and its 73.5-day speed figure is calculated separately from the median days on market cited above.
