The 55-plus age restriction is the community legal structure, and the gated, low-maintenance setup is the core pitch.
The location is the other half of the case: minutes to University Town Center, Interstate 75, and downtown Sarasota, with the Gulf beaches and Sarasota Bradenton airport within an easy drive. Because the homes are now twenty-plus years old, the work is reading roof age, systems, and the HOA reserve picture honestly before the lifestyle sells you.
