Real Estate Listing Descriptions in Jacksonville: A New Vocabulary, the Same Sale Price

Read enough Northeast Florida listings and the same words start to repeat: a seamless flow, a thoughtfully designed kitchen, effortless indoor and outdoor living. The closing records confirm the impression. In January to July 2026, 57% of resale home descriptions used at least one of 13 stock words, up from 28% in the same months of 2023. The median description also grew, from 114 words to 143.

The question for anyone writing a listing is whether any of it shows up in the sale. Like for like, it does not: homes described with those words closed at the same share of their original list price as comparable homes described without them.

How the listing language was measured

The method takes resale single family closings in the seven counties realMLS is authoritative for, 2023 through 2026, and reads the public remarks, the description written for the listing. The archive only carries that text from 2023, so there is no earlier baseline; before 2023 the field is missing, not empty. Annual figures use the same January to July window in every year because the archive runs through August 13, 2026 and July is the last complete month. The quarterly line uses complete quarters only.

The 13 words were fixed before any outcome was checked: seamless, thoughtfully, effortless, elevated, nestled, boasts, oasis, retreat, discover, tranquil, meticulously, embrace and the phrase "whether you". Each description is counted once per word, with simple variants such as seamlessly or thoughtful included.

Three years of a new house style

The share of descriptions using at least one of the words climbed in almost every quarter through 2024, from 24% in the first quarter of 2023 to 53% by the end of 2024. It peaked near 59% in mid 2025 and has held between 54% and 57% since. Individual words moved at different speeds. Thoughtfully went from 1.0% of descriptions to 21.4% between January to July 2023 and the same months of 2026, retreat from 3.9% to 22.3% and seamless from 1.7% to 14.9%. Nestled and boasts rose and then fell back: nestled was in 16.2% of descriptions in 2024 and 7.9% in 2026, boasts in 25.1% and then 8.9%.

The shift is not a change in which homes sold. It appears in every list price fifth, from 11% to 32% in the lowest priced fifth and from 41% to 73% in the highest, and in all seven counties. It also appears in August to December closings, 38% in 2023 against 57% in 2025, so the January to July window is not creating it. Longer descriptions use more of the words, but the rise holds within length bands too: among descriptions of 100 to 149 words the share went from 30% to 57%.

Did the words change the sale?

On the raw numbers, homes whose descriptions used the words look slightly better: in January to July 2026 they closed at 94.9% of the original list price against 94.1% for homes without them. But they were also pricier listings, a median list price of $450,000 against $335,000. Comparing like for like, within the same list price fifth, living area band, build era and close month, the difference in 2026 was less than 0.1 point of original list price across 4,452 matched sales. The matched figure was 0.0 points in 2023, 0.7 in 2024 and 0.2 in 2025.

Speed told the same story. Matched the same way, homes described with the words took about 4 more days on market in 2026 and 2 more in 2025, and about 6 fewer in 2024. There is no consistent edge in either direction.

Rival explanations we tested

  • It is really about length. Descriptions of 150 words or more, matched the same way against shorter ones, closed within 0.2 points of the same share of original list in 2026, with about the same days on market. Longer text did not move the price either.
  • One word is not enough. Descriptions using two or more of the words, compared with those using none, closed within 0.1 point of the same share of original list in 2026.
  • Mix of homes. The rise shows in every price fifth and every county, and the outcome test is matched on price, size, age and month.
  • Partial year. Full calendar years give 32% in 2023, 51% in 2024 and 58% in 2025, in line with the January to July figures of 28%, 49% and 58%.

What this cannot capture: a word search does not judge whether a description is accurate, clear or well written, and it cannot see photos, which likely carry more weight with buyers. It measures homes that closed, not listings that expired.

How agents can use this data

  • Spend the description on facts about the home. Stock adjectives did not change the sale price like for like, so the roof year, square footage, lot, updates and systems are a better use of the words. Our look at roof years in listing remarks shows how a specific fact reads in the same data.
  • Stand out by being specific. With 57% of 2026 descriptions using at least one of the same 13 words, those words no longer distinguish a listing. Concrete, verifiable features do.
  • Do not expect length to do the work. The median description grew by about 29 words from 2023 to 2026, and longer descriptions did not close closer to list once matched.
  • Review generated text before it goes live. Whatever tool drafts a description, check that every claim about the home is accurate and that the text describes the property, never who might live there.

What this measurement does not do

It does not forecast, rate any listing or say who wrote a description. It counts words in listing text about homes, never about people, and it should be read alongside a current comparable-sales analysis rather than in place of one.

Do buzzwords in a listing description help a house sell for more?

Not in the Northeast Florida closing records. In January to July 2026, resale homes whose descriptions used at least one of 13 stock words such as seamless, thoughtfully or effortless closed at the same share of their original list price as comparable homes without them, a difference of less than 0.1 point after matching on list price, living area, build era and close month. From 2023 to 2026 the matched difference never exceeded 0.7 points, and the matched days on market ranged from about 6 days faster to about 4 days slower.

How long is a typical real estate listing description in Jacksonville?

The median description on a Northeast Florida resale closing in January to July 2026 ran 143 words, up from 114 words in the same months of 2023. Like for like, descriptions of 150 words or more closed within 0.2 points of the same share of original list as shorter ones in 2026, so length alone did not move the sale price either.

Are listing descriptions being written by AI?

The records cannot say who or what wrote a description. They do show that a group of words often associated with AI writing tools spread quickly: the share of descriptions using at least one of them rose from 24% in early 2023 to about 59% by mid 2025, then leveled off near 57%. Some of those words peaked and faded, such as nestled and boasts, while thoughtfully and seamless kept rising.

Method and limits

Source: data provided by realMLS. Closed resale single family sales (NewConstructionYN false, PropertySubType Single Family Residence) in the authoritative counties of Duval, St. Johns, Clay, Nassau, Putnam, Baker and Bradford, with a non-empty public remarks field. Records are deduplicated on listing id plus close date. Public remarks exist in the archive from 2023 only; absence before 2023 is an archive limit, not an empty description. Annual figures use January through July of every year; the archive ends on August 13, 2026, so July is the last complete month. The quarterly series covers the first quarter of 2023 through the second quarter of 2026.

A description counts toward the headline share if it contains at least one of 13 fixed words or phrases (seamless, thoughtfully, effortless, elevated, nestled, boasts, oasis, retreat, discover, tranquil, meticulously, embrace, whether you), case insensitive, with simple variants. The outcome measure is close price over original list price (ratios below 0.5 or above 1.5 dropped) and days on market. The matched comparison uses cells of list price fifth, living area band (under 1,400, 1,400 to 1,799, 1,800 to 2,299, 2,300 to 2,999 and 3,000 or more square feet), build era (before 1970, 1970 to 1989, 1990 to 2004, 2005 on) and close month, with at least 5 of each group in a cell, weighted by homes using the words.

Photos, condition, showing activity and the timing of price changes are not controlled for. Cause is not identified.
