Military relocation to Jacksonville
Three major Navy installations, all within 50 miles: NAS Jacksonville, NS Mayport, and Kings Bay. Whether you are PCSing in on orders or buying your first home on a VA loan, this is the honest guide to where to live by base, how your BAH goes furthest, and what buying really costs in Florida. Military relocation is one of Momentum's specialties.
Where you are stationed
Jacksonville is a top Navy concentration. Your base sets your commute, and your commute sets your search. Here is the quick read on each.
The largest installation in Navy Region Southeast, more than 3,800 acres, home to the P-8A Poseidon maritime patrol squadrons, helicopter squadrons, and the MQ-4C Triton. Commute-friendly from the Westside, Clay County, and the south side.
The third-largest naval surface fleet concentration in the country, with a carrier-capable harbor and an 8,001-foot runway. Closest to the Beaches, so many sailors live at the coast.
The Atlantic Fleet home port for the Navy's ballistic-missile (Trident) submarines. Most who are stationed there live on the Florida side in Nassau County (Yulee, Fernandina, Amelia Island) and commute north across the state line.
Base details verified 2026-06-07 against Navy MWR and public records. NAS Jax and Mayport are in Jacksonville; Kings Bay is in Camden County, Georgia.
How your military pay works here
BAH. Basic Allowance for Housing is set by the Department of Defense for your location, rank, and dependency status. The 2026 rates took effect January 1, 2026 and rose about 4.2 percent on average. Your exact Jacksonville figure depends on your zip and grade, so look it up on the official DoD BAH tool. Many sailors put that allowance toward a mortgage instead of rent.
VA loan. A VA-backed loan needs no down payment and no monthly mortgage insurance. There is a one-time VA funding fee: for first-time use with no down payment it is 2.15 percent of the loan amount in 2026 (1.5 percent if you put 5 percent or more down), and borrowers receiving VA disability compensation are commonly exempt. Details are on VA.gov. Run your numbers with our mortgage calculator.
Florida helps. No state income tax, and a homestead exemption once it is your primary residence. Estimate your bill with the property tax estimator or the county pages for Duval, Clay, and Nassau.

PCS questions
Is there a BAH rate for Jacksonville?
Yes. Basic Allowance for Housing is set by the Department of Defense for each location, rank, and dependency status. The 2026 rates took effect January 1, 2026 and rose about 4.2 percent on average. Look up your exact Jacksonville rate on the official DoD BAH tool by entering your zip code, pay grade, and dependents.
Can I buy in Jacksonville with a VA loan and no down payment?
Yes. A VA-backed loan requires no down payment and no monthly mortgage insurance. There is a one-time VA funding fee, which for first-time use with no down payment is 2.15 percent of the loan in 2026 (1.5 percent if you put down 5 percent or more). Borrowers receiving VA disability compensation are commonly exempt from the fee. Confirm your situation on VA.gov.
Which base is closest to the beaches?
NS Mayport. It sits on the coast at the mouth of the St. Johns River, so the Beaches communities (Atlantic Beach, Neptune Beach, Jacksonville Beach) and Ponte Vedra are the shortest commute.
Do I have to live on base?
No. Many service members use their BAH toward buying or renting off base. With a VA loan and no down payment, buying is often competitive with renting once you factor in Florida's homestead exemption and no state income tax. Run the numbers with our mortgage and property-tax tools.
