Location & Context

Satinleaf sits in an established neighborhood in the heart of original Sunrise, within walking distance of the recently renovated City Park, the Roarke Hall community pool and splash pad, the Village Art Plaza, and the teen center, an area the city credits with over 45 million dollars in recent amenity investment.

The draw is scarcity at the attainable end: new-construction single-family homes in central Broward are rare, and most of what exists starts far above typical resale in the surrounding neighborhoods. Satinleaf is a small infill community in a fully built-out city.

What Is Planned

The community is planned as a courtyard-style layout of 29 homes with a shared pool, with buyers selecting lots, plans, and finishes. Sunrise residents and city employees got first access through the VIP window at the City Commission's request.

New Urban Communities lists Satinleaf as now taking reservations, an easy 10 to 15 minute drive from Sawgrass Mills and the arena district and 15 to 30 minutes from downtown Fort Lauderdale, the airport, and Port Everglades.

The honest caveat: Reservation-stage details routinely shift before closing contracts. Lot availability, plans, finishes, and timing can all change. Treat this as the dated record, not a promise.

Taxes & Costs Context

Satinleaf is in Broward County, so property taxes follow the county millage plus the community's assessments.

The HOA will maintain the community pool and all landscaping, which is unusual for a single-family community at this scale; the fee has not been published. Confirm the HOA figure and any other assessments before you rely on any number. For context, the Broward County figure in our FY2025-26 millage file is a typical total of about 19.84 mills, and actual parcel totals vary by municipality and taxing district, so treat it as a planning number, not a quote.

No pricing has been published. The city directs all pricing, specification, and reservation questions to the developer's sales team.
