Overview: What Is Announced

David Weekley Homes is introducing Southwind, a new gated community in Plant City, and broke ground on its first model home, The Chadworth, in spring 2026. The community is being released in two product series rather than opening all at once, so floor plans and pricing arrive in stages.

Southwind sits on the east side of Hillsborough County, positioned for buyers who want new construction with quick access to Lakeland, Tampa, and the Orlando corridor. This page tracks what David Weekley has published so far and updates as homesites and pricing are released.

Location & Context

Southwind is in Plant City, in eastern Hillsborough County, which David Weekley markets as convenient to downtown Plant City, Lakeland, Tampa, and Orlando.

Plant City sits along the Interstate 4 corridor between Tampa and Lakeland, which is why it has drawn steady new-construction interest as buyers price out of Tampa proper.

What Is Planned

David Weekley is opening Southwind with two collections: the Classic Series on 60-foot homesites and the Executive Series on 75-foot homesites. The Classic Series launches with six floor plans ranging from about 1,688 to 3,287 square feet, with three to five bedrooms and one to three-car garages.

Southwind is planned as a gated community with no CDD reported and a low HOA, with amenities including a lakeside pool and cabana, a playground, a dog park, and green spaces and walking paths.

The honest caveat: Pricing was listed as call-for-information at launch and homesite counts were not fully published. Treat plan sizes and amenities as the builder's current plan, not a contract, and verify the HOA amount, any CDD, and the final amenity set before you rely on them.

Taxes & Costs Context

Southwind is in Hillsborough County, so the property tax math follows the county millage plus any community-specific assessments.

David Weekley reports no CDD at Southwind, which matters because many newer Hillsborough master plans do carry CDD assessments on the tax bill. For context, the Hillsborough County figure in our FY2025-26 millage file is a typical total of about 15.73 mills, and actual parcel totals vary by municipality and taxing district, so treat it as a planning number, not a quote.

Confirm the current HOA amount for your series and lot before you budget, and ask the builder in writing whether a CDD could be added in a later phase.

Schools

Southwind is zoned to Hillsborough County Public Schools. School assignments in fast-growing Plant City can shift as the district adds capacity, so confirm the currently assigned elementary, middle, and high schools by the specific address before you buy.
