Eight plans are listed: Cypress 1,602 square feet (3 bed / 2 bath), Laurel 1,613 (3 / 2.5), Magnolia 1,623 (3 / 2), Tupelo 1,660 (3 / 2.5), Longleaf 1,680 (4 / 2), Palmetto 1,823 (3 plus office / 2), Sycamore 1,861 (4 / 3) and Sycamore Grande 2,161 (4 / 3). Standard features per the builder: quartz island kitchens with solid-wood soft-close cabinets, luxury vinyl plank in living areas, 9-foot ceilings, Hardie board siding with board-and-batten accents, covered porches, full sod, a 2-car garage with an 8-foot door, Low-E windows, R-30 insulation and a 15 SEER HVAC. Buyers choose roof, exterior and interior colors, counters and door styles rather than buying a spec.

Jome carries Tolosa as Coming soon from 350,000 dollars with no homes or plans posted, last checked July 28, 2026, and lists the community in the Alachua County School District. The NewHomeSource basic listing that existed in early September has since been withdrawn.

Location & Context

The site is off NW State Road 235 on the north side of the City of Alachua, minutes from I-75 and US 441. The builder puts Gainesville and Newberry, including the University of Florida, at 15 to 25 minutes, historic Main Street Alachua a short drive, San Felasco Hammock Preserve State Park nearby, and Progress Park, the bioscience and technology employment center, just down the road.

The practical read: Alachua is the north end of the Gainesville commute, and its new-construction supply has been dominated by production builders (Lennar at Tara Baywood and Trailhead Landing, D.R. Horton at Fletcher Trace, Adams at Kirkland Farms and Briarwood). Tolosa is a local builder's first standalone neighborhood, with a selections-based build rather than spec inventory, and it prices above the entry-level production product in the same city.

Sidewalks on both sides of every street, a tree-canopy entrance, a landmark oak in a central roundabout, a community playground, and an HOA at 75 dollars per month that covers front-yard mowing and maintenance. No pool or clubhouse is listed.
