Tolosa is a planned community of 106 single-family homes on rolling pine-and-oak terrain off NW State Road 235 in the City of Alachua, Alachua County, at 13221 W State Rd 235, zip 32615. The builder page, published May 22, 2026 and updated August 3, 2026, states that Phase 1 is underway with 42 homes, first move-ins are expected in October 2026, and homes start from the mid 300s.

Eight plans are listed: Cypress 1,602 square feet (3 bed / 2 bath), Laurel 1,613 (3 / 2.5), Magnolia 1,623 (3 / 2), Tupelo 1,660 (3 / 2.5), Longleaf 1,680 (4 / 2), Palmetto 1,823 (3 plus office / 2), Sycamore 1,861 (4 / 3) and Sycamore Grande 2,161 (4 / 3). Standard features per the builder: quartz island kitchens with solid-wood soft-close cabinets, luxury vinyl plank in living areas, 9-foot ceilings, Hardie board siding with board-and-batten accents, covered porches, full sod, a 2-car garage with an 8-foot door, Low-E windows, R-30 insulation and a 15 SEER HVAC. Buyers choose roof, exterior and interior colors, counters and door styles rather than buying a spec.

Jome carries Tolosa as Coming soon from 350,000 dollars with no homes or plans posted, last checked July 28, 2026, and lists the community in the Alachua County School District. The NewHomeSource basic listing that existed in early September has since been withdrawn.

Location & Context

The site is off NW State Road 235 on the north side of the City of Alachua, minutes from I-75 and US 441. The builder puts Gainesville and Newberry, including the University of Florida, at 15 to 25 minutes, historic Main Street Alachua a short drive, San Felasco Hammock Preserve State Park nearby, and Progress Park, the bioscience and technology employment center, just down the road.

The practical read: Alachua is the north end of the Gainesville commute, and its new-construction supply has been dominated by production builders (Lennar at Tara Baywood and Trailhead Landing, D.R. Horton at Fletcher Trace, Adams at Kirkland Farms and Briarwood). Tolosa is a local builder's first standalone neighborhood, with a selections-based build rather than spec inventory, and it prices above the entry-level production product in the same city.

Jome scores the address Car-Dependent (Walk Score 6) and lists Alachua Elementary at 0.7 miles and A. L. Mebane Middle at 0.4 miles from the community address.

What Is Planned

Sidewalks on both sides of every street, a tree-canopy entrance, a landmark oak in a central roundabout, a community playground, and an HOA at 75 dollars per month that covers front-yard mowing and maintenance. No pool or clubhouse is listed.

Homes are personalized rather than spec-built: buyers select roof shingle color, exterior paint, cabinet color, countertops, interior paint, and front and interior door styles with the builder's team.

Taxes & Costs Context

Tolosa is inside the City of Alachua in Alachua County, so property taxes will follow the Alachua county-wide millage plus the City of Alachua municipal levy. The builder states the HOA at 75 dollars per month and does not mention a CDD; confirm both on the title commitment before you reserve.

Ask two questions before you reserve: which lots carry a premium and how large it is, and whether the October 2026 move-in target applies to the first release or only to the builder's own pre-sold homes.

Schools

Tolosa is in Alachua County Public Schools. Jome lists Alachua Elementary School (0.7 miles), A. L. Mebane Middle School (0.4 miles) and Santa Fe High School (2.3 miles) as the nearest public schools as of July 28, 2026; the builder page names the district only. School assignment is set by the district and can change, so confirm with Alachua County Public Schools before you rely on it.
