What should buyers weigh with new construction here?
A new home's list price is only part of its cost. Some Lee County communities carry community development district (CDD) or HOA fees; our CDD fees in Florida new construction page explains how those work. Insurance budgets are on the Lehigh Acres home insurance cost and Cape Coral home insurance cost pages, and flood context is on the Lehigh Acres flood zones by neighborhood page. Builder communities are listed on our Lee County new construction homes and Lee County new construction communities pages.
For resale sellers in Lehigh Acres, new homes are direct competition: more than half of the area's contracts went to builders in the latest two weeks. Our September Southwest Florida Market Pulse put Lee County's September median sale price at $350,000 across 1,465 sales, with a median of 53 days on market.

Limitations
Counts come from the change log of our live Florida Gulf Coast MLS feed, which records a change when our refresh sees it. A listing is counted once per category per window. New construction flags come from the listing's MLS fields and may miss builder homes listed without the flag. Contracts are active listings moving to pending status. New listing counts are not used here because our feed added listings in bulk during the window. Builder incentives such as closing cost credits or rate buydowns are not captured in list prices. Median prices mix home sizes and locations. The earlier window is 13 days, and two weeks is a short period. Figures may be revised as the MLS updates records.
