Cassia Bay sits along the Burnt Store Road corridor, about 4 miles south of U.S. 41 and roughly 8 minutes west of Interstate 75, in an area Pulte notes is close to the water and to the Punta Gorda airport.

The Burnt Store corridor has grown steadily for years; some residents have raised infrastructure concerns at public meetings, and the city and county have water-capacity projects underway to support continued growth.

What Is Planned

Plans call for 222 single-family homes with open floor plans from 1,256 to 2,703 square feet, three to four bedrooms, two to three baths, and two and three-car garages, with personalization options.

The community is planned as gated with an amenity campus that includes a pool and cabana building, a fitness center, and two pickleball courts, and Pulte says it will not include CDD fees.

The honest caveat: These are Pulte's published plans, not a contract or homes for sale yet. Home sizes, the amenity set, and the no-CDD statement are the builder's current plan; confirm them, plus the HOA amount and sales timing, before you rely on them.

Taxes & Costs Context

Cassia Bay is in Charlotte County, so property taxes follow the county millage. Pulte's no-CDD plan is a real cost difference worth confirming in writing.

Pulte states Cassia Bay will not carry a CDD, unlike many newer Florida communities where a CDD adds one to three-plus thousand dollars a year to the tax bill. Confirm the HOA amount and the no-CDD status before you buy.
