True comps, carrying-cost math, and listings before the portals.

As of this snapshot, Citrus Cove has no active listings on the MLS, and that is exactly what you would expect: it is a coming-soon new-construction community by K. Hovnanian Homes that had not opened for sale when we last checked. There is no resale price or sales pace to read here yet because the first homes have not closed.
For a buyer, that means the numbers that matter right now are builder base prices and incentives, not comparable sales. Those had not been published at discovery, and the listing was verified with the builder within the last few days as still coming soon. For anyone tracking the Vero Beach mainland near the 32962 corridor, Citrus Cove is worth putting on a watch list now: pre-opening is when floor plan and homesite selection is widest and pre-construction pricing is typically set.

Momentum Research figures are our own analysis. This page describes homes, pricing and community attributes, not residents.

The Citrus Cove buying strategy.
If we were buying in Citrus Cove today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Citrus Cove.
A Mainland Vero Beach Address, Coming Soon
Citrus Cove is a compact single-family community from K. Hovnanian Homes, a national builder with a long operating history and a nearby Treasure Coast presence at communities such as Aspire at Port St. Lucie. Here the builder lists four plans reaching up to five bedrooms and roughly 2,800 square feet, paired with its curated interior design packages. That plan count points to a focused product line rather than a large multi-village master plan.
The location is on the Vero Beach mainland in the 32962 ZIP, which the builder markets for its access to downtown Vero Beach, area beaches, and golf. Buyers weighing Citrus Cove against nearby new construction should compare it plan-for-plan on included features, homesite size, and any lot premiums once pricing releases, because those details set the real cost difference between similarly sized homes.
Two things are genuinely unknown at this stage and should be confirmed in writing before any deposit: the HOA fee, which was not published at discovery, and whether the site carries a Community Development District (CDD) assessment. Recorded community documents, not a sales-office estimate, are the reliable source. Builder base prices were also still listed as coming soon at last check.
The location and the amenities are priced into every listing in Citrus Cove. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
For a coming-soon community, the value of a local agent is timing and translation. We can get you on the interest list so you see K. Hovnanian's base prices and incentives the day they release rather than after the first homesites are spoken for, and we can line the plans up against other new construction on the Vero Beach mainland so you are comparing real included features, not just headline square footage.
We also read the fine print buyers often miss on new construction, including the HOA budget, any CDD assessment, and how builder incentives are structured, so the monthly cost you underwrite is the real one rather than the sticker.
