A joint venture of Rosemurgy Properties, 13th Floor Homes, Schmier Property Group, and Giles Capital Group closed on the 68 million dollar land purchase in October 2025, with a projected buildout value above 1 billion dollars. Location & Context
The site is one of the last large undeveloped parcels in Broward County, the former Johns Family Farm, farmed by the Johns family from the early 1920s until 2009. It sits between Wiles Road to the north, Lyons Road to the east, Sample Road to the south, and State Road 7 to the west in northern Coconut Creek.

Broward is essentially built out, so a walkable new master plan with for-sale product in the county is rare, and Mainstreet is planned as the city's actual downtown rather than another gated subdivision.
What Is Planned
Plans call for a pedestrian and cycle-friendly district across 12 development blocks, with four blocks dedicated to civic and cultural uses anchored by a Village Green with gathering spaces, play areas, a splash pad, a dog park, a performance area, and public art, plus a 14-acre wetland preserve and over six miles of biking and exercise trails.

Mainstreet is in Broward County, so property taxes will follow the county millage plus whatever community assessments the district carries.
Expect an HOA on the for-sale product and possibly a special district or CDD-style assessment inside a master plan of this scale; townhome and condo lines will carry their own association fees. Confirm the full stack when Lennar opens sales. For context, the Broward County figure in our FY2025-26 millage file is a typical total of about 19.84 mills, and actual parcel totals vary by municipality and taxing district, so treat it as a planning number, not a quote.
