Commissioners approved up to 535 homes and a 500-room hotel at NW 44th Avenue and NW 49th Street on October 20, 2026. A final master plan still needs approval.

On October 20, 2026, the Marion County Board of County Commissioners unanimously approved a land use change and rezoning for the 105-acre 49th Street Gateway project at the northwest corner of NW 44th Avenue and NW 49th Street, across from the new Interstate 75 interchange under construction north of Ocala. The approval allows up to 535 single-family and multifamily homes, a 500-room hotel, 450,000 square feet of retail and 100,000 square feet of office space, according to Ocala-News.com. In the 27 days to October 25, our Stellar MLS feed logged 1,049 new Marion County listings, 18 percent of them new construction.
The approval sets an upper limit, not a construction start. A final master plan, site plans and building standards must return to the commission at later public hearings before ground is broken. Monthly price, sales and days-on-market figures for Marion County are on the Ocala market data hub and in our Ocala median price and Ocala closed sales articles.
What did Marion County approve at NW 49th Street?
Commissioners approved two items for the property at 5110 and 5500 NW 44th Avenue. The first changes the future land use on 31.44 acres from Low Residential to Employment Center. The second rezones the full 105 acres from General Agriculture (A-1) and an expired planned unit development to a new planned unit development, according to Ocala-News.com. The county Planning and Zoning Commission had voted unanimously in September to recommend approval.
The approved program is conceptual and lists maximum amounts:
| Use | Maximum approved |
|---|---|
| Homes (single-family and multifamily) | 535 |
| Hotel | 500 rooms |
| Retail | 450,000 square feet |
| Office | 100,000 square feet |
| Restaurants | 14,500 square feet |

The applicant is NW 49th Street Gateway LLC. Final tenants have not been named. Conditions include public hearings on the final master plan, connection to county utilities and buffer reviews along neighboring property lines, according to Ocala-News.com. WCJB reported that the next step is a master plan that the county must also approve.
How does the new I-75 interchange affect the site?
The site sits beside the future NW 49th Street interchange on I-75, which will also serve a planned Buc-ee's travel center. On September 18, 2026, the Florida Department of Transportation released video of crews driving bridge foundation piles for the interchange, WCJB reported. The design is a diverging diamond with two lanes in each direction, shared-use paths, bike lanes and sidewalks, part of FDOT's Moving I-75 Forward work in Marion and Sumter counties. Neither report gave an opening date.
The applicant's traffic study, approved by state and county reviewers, assumed buildout in 2035. It projects that about half of the site's traffic would go directly onto I-75 and that the new east-west crossing would cut traffic on parts of NW 44th Avenue by about 30 percent, according to Ocala-News.com. A use-swap matrix caps outside peak-hour trips, and a change to higher-traffic uses would require a new study.
How much new construction is on the Marion County market now?
New construction already makes up a large part of Marion County's listing activity. From September 29 to October 25, 2026, our Stellar MLS feed logged:
- 1,049 new listings, 191 of them new construction (18 percent)
- 291 listings that went under contract, 84 of them new construction (29 percent)
- 809 price cuts, with a median cut of 2.7 percent; 176 of those cuts were on new construction

The northwest Ocala ZIP codes 34482 and 34475 logged 67 new listings combined, 10 of them new construction, with median asking prices near $300,000. A 535-home project would be large against that base, though its timing depends on the master plan and later approvals.
What does the approval mean for Ocala buyers and sellers?
For buyers, the approval adds a long-range source of homes on the north side of Ocala, where new construction is a small share of listings today. Current builder communities are on the new construction homes in Ocala and new construction homes in Marion County pages, and builders active in the county are on the Marion County home builders page. Our July report on Ocala's new construction share gives longer context.
For owners on the north and northwest side, the approved commercial uses and the interchange change road access and traffic patterns over time. Cost context is on the Ocala home insurance cost, Marion County HOA fees by community and Ocala flood zones by neighborhood pages, and recent prices are on the Ocala market page.

Project details come from local news reports of the October 20, 2026 commission meeting and describe maximum approved amounts; the final mix and timing can change at the master plan stage. Listing counts come from the change log of our live Stellar MLS feed, which records a change when our refresh sees it, so counts are shown for a single 27-day window rather than as week-to-week changes. A listing that changed more than once in a category is counted once. New construction flags come from the listing's MLS fields. ZIP code area descriptions are approximate.
