Holmes Beach had 58 active and 2 in a contract, and Bradenton Beach had 42 active and none. Longboat Key ran at 7.2 to 1. Mainland Bradenton, Lakewood Ranch and Venice all ran under 3 to 1. Why are new $1 million homes selling faster than resales?
Downtown Sarasota condo towers account for much of the gap. Within the city of Sarasota, new-construction condos at $1 million or more had 87 active listings and 101 listed as under contract or pending, more contracts than listings. Four tower addresses held most of those contracts: 555 Quay Commons with 35, 1000 Boulevard of the Arts with 21, 2170 Robinhood Street with 13 and 668 Quay Commons with 7. Resale condos at $1 million or more in the city ran at 6.5 to 1, with 129 active and 20 in a contract.
Single-family resales at $1 million and up ran at 5.1 to 1 across both counties, with 826 active and 163 in a contract. The median single-family resale in a contract was priced at $1,575,000, below the $1,872,500 median for active ones, a sign that contracts are forming at the lower end of the tier.
What does this mean for luxury buyers and sellers?
For buyers, the island towns and the $3 million to $4,999,999 band offer the most choice and the most listings that have sat for months. Insurance, flood coverage and elevation requirements weigh heavily on island homes; budgets are on our Sarasota home insurance cost and Bradenton home insurance cost pages.
For sellers of resale homes, the competition includes new construction that is going under contract nearly three times as fast per listing. Pricing against recent closings in the same neighborhood or building matters more than list prices nearby.

Limitations
Figures are a single live map snapshot taken October 29, 2026, not monthly totals, and can differ from inventory counts in monthly reports. Counties are assigned from each listing's county record where our feed has one and otherwise from the listing city; Longboat Key spans both counties and is shown as one place. Places follow the listing address, which can differ from city limits. Under contract or pending includes listings marked either way in the MLS; coming-soon listings are excluded. Pre-construction condo contracts can sit in pending status for months or years before closing, so tower contract counts are not closings. New construction follows the MLS flag, and resale means every other listing. Days listed is the listing's current count as reported to our feed and may reset when a listing is withdrawn and relisted. Figures may be revised as the MLS updates records. This article is general information, not advice about any specific property or transaction.
