Limitations

The tracker lists communities found on builder pages, developer releases and new-home listing sites, checked on the dates shown. It is not a complete list of every community in Sarasota and Manatee counties. Communities are counted once; separate collections in the same master plan are counted when the builder lists them as separate communities. Statuses, prices and fees come from those pages on the date checked and change often. Starting prices are not sale prices. County medians are September 2026 single-family closings in our Stellar MLS feed and may be revised.
