What does this mean for buyers and sellers?
For buyers in St. Lucie County, faster contract activity under $300,000 means well-priced entry-level homes are drawing offers sooner than they did in early October. For sellers, fewer listings are being pulled, and contracts are rising faster than cuts, which points to steadier demand at the lower end. In Martin County, the market remains weighted to higher price points, where conditions changed little. Condo buyers can compare buildings on our St. Lucie County condo communities page, and insurance costs are covered on Stuart home insurance cost.

Limitations
Counts come from the change log of our live Beaches MLS feed, which records a change when our refresh sees it. A listing that changed more than once in a category within a window is counted once, and a change that happened and reversed between refreshes may be missed. Contracts are listings moving from active to pending or active under contract. The earlier window is 13 days, so comparisons use daily rates where noted. Our Beaches MLS feed does not cover Indian River County, so this article covers St. Lucie and Martin counties only, and it does not include listings entered only in other MLS systems. Active and pending counts are a live map snapshot from October 26, 2026 and can differ from monthly reports. Figures may be revised as the MLS updates records. This article is general information, not advice about any specific property or transaction.
