Aurora is developed directly by Kolter Land, the same firm leading the entire Solaeris master plan, which is a stronger signal of follow-through than a pod where the master developer has simply sold land to an outside builder. It's also the only one of the four Solaeris pods confirmed to combine single-family homes with townhomes, giving it a broader product mix than its siblings once it opens.

Aurora sits alongside three sibling pods: Siena at Solaeris (K. Hovnanian), Storybook at Solaeris (Pulte Homes), and Meridian by Meritage at Solaeris (Meritage Homes) are all approval-only with no builder marketing page as of July 2026. Aurora is ahead of them on corroboration but still has no published pricing — buyers should watch for Kolter's own sales launch rather than assuming it will mirror any sibling pod's timeline.

Best for

  • Buyers who want the most corroborated of the four Solaeris pods, developed directly by the master plan's own developer
  • Buyers interested in a mix of single-family homes and townhomes in one pod, rather than one product type
  • Buyers who value confirmed access to a 138-acre shared natural preserve and lake features

Probably not for

  • Buyers who need a published price, floor plan, or move-in date today
  • Buyers who want a single home type rather than a mixed single-family-and-townhome pod
  • Buyers unwilling to wait for Kolter's own sales launch

Planned amenities as announced by the builder or developer. This community is new or pre-launch, so amenities may not be built yet; verify scope, timing and access with the builder and the HOA.

If we were buying in Aurora at Solaeris today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Aurora at Solaeris.

The best-corroborated Solaeris pod — still no pricing

The St. Lucie County Board of County Commissioners approved Aurora at Solaeris as Pod 5 on January 21, 2025, for 859 homes — 628 single-family plus 231 townhomes — on 292 acres. The approval is corroborated by the project's landscape-architecture firm, making Aurora the most substantiated of the four Solaeris pods. Planned features include a pedestrian pathway network, access to a 138-acre shared natural preserve, and lakes and open space across more than half the pod. No public sales page or pricing exists as of July 2026, and unit sizes have not been released.

Aurora is developed directly by Kolter Land, which also leads the overall Solaeris master plan — a more direct relationship than the other three pods, which involve outside builders (K. Hovnanian, Pulte, Meritage) on land inside the same master plan. It is also the only confirmed Solaeris pod combining single-family homes with townhomes. St. Lucie Public Schools zoning should be confirmed directly once available. Nearby competing new construction includes Tradition and sibling pods Siena at Solaeris and Storybook at Solaeris.

The location and the amenities are priced into every listing in Aurora at Solaeris. The deal is won or lost on condition, the comps, and the renovation math.
