Jon's Read · written July 12, 2026

Belle Rive is a built-out pocket of homes dating from 1981 to 2006, and price here is driven far more by condition and updates than by square footage on paper. With a median just over 1,890 square feet and a median price of $160,500, the math points to a market where dated interiors and deferred maintenance set the floor and renovated homes stretch the top. The wide spread you see in this kind of community is a condition story, not a location story.

The current posture favors buyers. The median home is sitting 39 days before going under contract, the market heat score is low, and prices are down 31.7% year over year off a thin window of 26 closings. That drop reads as a market that ran up and is now resetting, not a fire sale, so sellers need to price to today's comparables rather than last year's, and buyers have room to be selective and patient.

Belle Rive right now

🔴 Off the recent peak. The trailing-12-month median ($145K) is down 31.0% from the prior 12 months ($210K) and up 193% since 2012. With about 29 sales a year, a single closing can swing this number, so read the level and the decade, not one year's move.Momentum Research, record-level realMLS closed sales, 12-month windows ending October 20. Confidence: High (18 and 15 sales in the two windows).

What's unique here: the median sale price is about 53% below the typical Duval County sale ($145K vs $310K, trailing 12 months, realMLS records).

If we were buying in Belle Rive today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Belle Rive.

Best Buy
Buyers who want an established Duval neighborhood with room to negotiate.
Biggest Risk
Homes are aging, so roof and system condition can swing the real cost.
Sweet Spot
A well-maintained 1990s home priced near the $160,500 median.
Avoid If
You need new construction or a fast, competitive turnaround.

A condition-driven market in a slow lane

With a median year built of 1992 and nothing newer than 2006, everything here is old enough to have a maintenance history. Roofs, HVAC systems, and kitchens are the swing factors. At a median of about $149 per square foot, the homes that have been carried well command the premium, and the ones that haven't trade at a discount that a buyer should treat as a renovation budget, not a bargain.

The 64.4% homestead share matters more than it looks. A neighborhood dominated by owner-occupants tends to turn over slowly and show pride of ownership, but it also means inventory is limited and the right listing may not come up often. Pair that with a 39-day median days-on-market and a cool heat score, and the read is a patient market on both sides: sellers should expect real negotiation, buyers should expect to wait for the right home rather than compete for it.

“

The location and the amenities are priced into every listing in Belle Rive. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

In a condition-driven market this thin, comparables have to be read carefully — 26 closings is not a lot to triangulate from, and a renovated sale and a tired one can look identical in a spreadsheet. We walk the homes, price to actual condition, and keep you from overpaying for cosmetics or underestimating a deferred-maintenance discount. On the sell side, we position against today's numbers, not last year's.
