Bellmar is one of three villages inside Collier Enterprises' Town of Big Cypress, and its plan follows the RLSA village model: up to 2,750 homes clustered so that most of the site remains open space, with daily needs met inside a walkable Village Center rather than by driving out to regional roads. The published plan calls for a grocery, a hardware store and a salon in that center, plus an elementary school reachable on foot or by bike.

The product mix is broader than a single-builder tract. Bellmar is planned to deliver single-family homes, townhomes and villas, which typically means a wider spread of price points than a one-product community. Phase 1 is under construction by Mattamy Homes; additional builders and phases have not been fully published, so plan and price confirmation should come directly from the builder.

Two items are genuinely unknown at this stage and should be confirmed in writing before any deposit: whether the village or its neighborhoods are gated, and the HOA and any community-development-district assessment. Eastern Collier villages are frequently governed by special districts; the recorded documents, not a sales-office estimate, are the reliable source.
