An Entitlement on Oil Well Road

Horse Trials Village is one of the newest Rural Land Stewardship Area villages in eastern Collier County. The 1,217-acre site sits at the northwest quadrant of Oil Well Road just west of State Road 29, bordered by Okaloacoochee Slough State Forest to the north and the Florida Panther National Wildlife Refuge to the south, and it is planned at about 2.63 homes per acre with nearly 50% open space, above the 35% a village must provide.

The approved program is 3,205 homes, including 305 affordable units, across single-family homes, villas and some multifamily. The conceptual master plan describes a self-contained village with shops, schools, parks, lakes and preserved flowways, direct access to Oil Well Road and State Road 29, and 10-foot multiuse pathways throughout. Collier Enterprises, through Tarpon Blue Companies, owns the property.

The most important fact for a buyer is timing: this is an approval, not an open community. Construction is projected to begin in 2027 and take roughly 15 years to build out, and no production builder has been publicly named. Builder, pricing, HOA and any community-development-district assessment all remain to be confirmed with the developer.
