Jon Brooks, founder of Momentum Realty
Jon's Current Read

Price in Imperial Estates is driven by condition and the individual home, not by any shared amenity package — the current MLS snapshot shows nothing communal to underwrite value. With a median around $286,500 and roughly $210 per square foot, what you pay tracks closely to how much work a given house needs. That makes walking each property, and pricing the renovation gap, the whole game here.

The market posture is cool. A heat score of 25 and a median of 36 days on market — just over a month — tells you neither side is under pressure. Year-over-year values are up only 1.3%, essentially flat, so sellers should price to the comps rather than to hope, and buyers have room to inspect, negotiate, and walk without losing the house to a bidding war.

Imperial Estates right now

🟢 Buyer-leaning market. 10.0 months of supply and 23% of the inventory already under contract give buyers above-average negotiating leverage. Why it matters: months of supply is how long today's inventory would last at today's sales pace; under-contract share is the portion of homes for sale that already have a buyer.Momentum Research analysis of Space Coast MLS records, as of September 20, 2026. Confidence: High (13 active and pending listings, 11 closed sales in 12 months).

🟡 Off the recent peak. The trailing-12-month median ($280K) is down 0.3% from the prior 12 months ($281K) and up 409% since 2012. With about 25 sales a year, a single closing can swing this number, so read the level and the decade, not one year's move.Momentum Research, record-level Space Coast MLS closed sales, 12-month windows ending September 20. Best for

  • Renovation-minded buyers comfortable estimating and pricing the work a house needs
  • Long-hold buyers who value a settled, unhurried market over a hot one

Probably not for

  • Buyers who need community amenities like a pool, clubhouse, or gated entry

  • Buyers who want turnkey certainty and dislike vetting each home individually

If we were buying in Imperial Estates today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Use your leverage. With inventory sitting, there is room to negotiate on anything dated or overpriced and to ask for repairs or a rate buydown.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Imperial Estates.

Best Buy
Buyers willing to judge a home on its condition rather than a community amenity list.
Biggest Risk
A thin sales count means the medians can swing on one odd deal.
Sweet Spot
A sound house priced to the comps, bought without bidding-war pressure.
Avoid If
You want amenities or fast appreciation baked into the neighborhood.

A condition-driven market that rewards patience

The long arc is the headline: values here are up 408% since 2012. That reflects the broader Space Coast run, not anything unique to the street, and it is history — not a forecast. The near-term picture is far quieter, with prices up just 1.3% over the past year. Read those two numbers together: strong equity for anyone who has held, and a market that has since leveled off.

The closings window is thin — 16 recent sales — so a single unusual transaction can swing the medians. That is why the per-square-foot figure and days-on-market matter as much as the headline price. At 36 days, homes are moving, but not fast enough to force snap decisions. Both sides should lean on comparable sales and condition, not momentum.

“

The location and the amenities are priced into every listing in Imperial Estates. The deal is won or lost on condition, the comps, and the renovation math.

Momentum Intelligence Scores are our proprietary, qualitative assessment on a 0 to 10 scale, built from the record-level market data on this page. They are a framework for comparing communities, not a guarantee of future value and not advice on a specific home; unlike an automated value estimate they do not price your home, they grade the community on evidence you can inspect. Why work with Momentum here

In a thin, condition-driven market like this, the medians only tell you so much. We price off the actual comparable sales and the specific condition of the house in front of you — the renovation gap, the square-footage math, the days a listing can realistically expect to sit. That discipline is what keeps a seller from chasing the market down and a buyer from overpaying for someone else's deferred maintenance.

What it really costs to own in Imperial Estates

The parts of the monthly number a mortgage calculator leaves out, from the tax roll, the MLS, Citizens and FEMA. Property facts only.

Property taxCurrent owners' bills run a median of $1,841/yr across 10 listings here (MLS tax records, 2026-10-16).
Home and flood insuranceThe average Citizens Property Insurance premium in Brevard County is $2,348/yr (6,986 policies, Citizens detail by county, April 2026); private-market quotes depend on roof age, wind mitigation and construction. Flood: of 8 listing addresses checked against the FEMA flood map, 100% sit outside the high-risk zone. Statewide, a Zone X flood policy runs about $500-$700/yr and a high-risk zone $1,200-$2,500/yr (FEMA Risk Rating 2.0 averages, not quotes).
Roof and ageMedian build year 1965 across 12 listings. An original roof here would be about 61 years old; under Florida's 2022 reform (SB 2-D) carriers may require an inspection past 15 years, so budget for a roof report, and for replacement where it fails.
