Old Cypress Farms is the only Raydient acreage community in Bradford County, and it is also the most affordable entry point of the regional set at a published starting price of $125,000 against $170,000 at Otter Run and $176,000 at Cedar Hill. The acreage range is unusually wide and that is the thing to understand before you shop it. Lot 10 is 1.19 acres. Lot 14 is 37.65 acres. Between them sit tracts at roughly 10 acres, plus a 20.15-acre lot 12 and a 28.46-acre lot 13. These are genuinely different products at genuinely different price points inside one gated entrance, so the community average tells you very little about any specific tract.
The five available lots are 5 (10.31 acres), 8 (10.13), 11 (10.11), 12 (20.15) and 14 (37.65). On location, Raydient publishes 6 miles to Hampton, 7 miles to Starke, 8 miles to the Sampson and Rowell Lake boat ramp, 12 miles to Waldo and 24 miles to Gainesville. The boat ramp figure is the one most likely to matter day to day, and it connects this tract to the same Sampson and Crosby Lake water recreation that anchors much of the established Starke market.
Against the surrounding Bradford County resale stock, Old Cypress Farms is a different transaction entirely. Starke's established subdivisions trade as finished houses on conventional lots. Here you are buying surveyed, titled, gated land and building on it, which lengthens the timeline and shifts the cost structure toward construction.
