Storybook was approved in the same December 10, 2024 commission vote as Siena and Meridian, a vote that drew county pushback over setbacks and density. That context matters: approval here came alongside real local debate about how tightly these pods are built, not a routine sign-off.

Storybook sits alongside three sibling pods in the Solaeris master plan: Siena at Solaeris (K. Hovnanian) and Meridian by Meritage at Solaeris (Meritage Homes) share its approval-only, no-marketing-page status, while Aurora at Solaeris (Kolter Land / Kolter Homes) is the best-corroborated of the four, confirmed by the project's landscape-architecture firm. Watch each pod's builder for its own separate sales launch.

Best for

  • Buyers researching the Solaeris master plan early, before any of its four pods have published pricing
  • Buyers who want to track Pulte's eventual Storybook launch alongside its sibling pods
  • Buyers comfortable with a site plan that was approved on a contested 3-2 vote

Probably not for

  • Buyers who need a published price, floor plan, or move-in date today
  • Buyers who want to avoid a pod approved amid county pushback on setbacks and density
  • Buyers who need a confirmed builder marketing page before making inquiries

Planned amenities as announced by the builder or developer. This community is new or pre-launch, so amenities may not be built yet; verify scope, timing and access with the builder and the HOA.

If we were buying in Storybook at Solaeris today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Storybook at Solaeris.

Approved in a contested vote — one of four Solaeris pods

St. Lucie County approved Storybook at Solaeris's site plan for 500 homes on roughly 158 acres on December 10, 2024, on a 3-2 vote — the same contested vote that approved sibling pod Siena at Solaeris and drew county pushback over setbacks and density. Pulte Homes is the named builder. A 3.17-acre amenity center is planned, but specifics have not been released, and neither pricing nor home sizes are public. As of July 2026, no Pulte-branded marketing page for Storybook has been found.

Storybook is one of four approved pods within the Solaeris (Oak Ridge Ranches) master plan in western St. Lucie County. Siena at Solaeris (K. Hovnanian, 679 lots) shares its approval-only, unmarketed status, as does Meridian by Meritage at Solaeris (Meritage Homes, 373 homes). Aurora at Solaeris (Kolter Land / Kolter Homes, 859 homes combining single-family and townhomes) is the most corroborated of the group. St. Lucie Public Schools zoning should be confirmed directly once available. Nearby competing new construction includes Tradition and sibling Solaeris pods.

The location and the amenities are priced into every listing in Storybook at Solaeris. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

Storybook was approved in a vote the county itself pushed back on over setbacks and density, and Pulte hasn't opened marketing yet — we're watching for that launch and can help you weigh it against the other three Solaeris pods once pricing appears.
