A Town Built From Villages

The Town of Big Cypress is not a single subdivision but a master-planned town assembled from three RLSA villages - Rivergrass, Longwater and Bellmar - that together are planned for roughly 8,350 homes and about 11,000 residents. Collier Enterprises is the developer, and the town is designed so that a commercial core of more than 1.6 million square feet of shops and offices serves the villages, reducing trips out to regional roads.

Builders enter through the villages. Lennar broke ground in Rivergrass in early 2026 as the first builder in the town; Mattamy Homes is building Bellmar's first phase; and Taylor Morrison is building the golf-anchored Esplanade at Rivergrass. That structure gives buyers a range of product - single-family, townhome, villa and condominium - and a range of price points depending on which village and builder they choose.

The town also carries a large conservation commitment: more than 12,000 environmentally sensitive acres are to remain in preservation in perpetuity. For a buyer, the practical items to confirm are village-specific: which neighborhoods are gated, the HOA budget, and any community-development-district assessment, all of which vary by village and should be confirmed in recorded documents before a deposit.
