The median condo sold in 76 days at 93.0 percent of its original list price, and 92 percent of condo sales closed below list price.
Condo weakness here is not new. In August we reported that Destin was the only Florida metro where condo sales fell in July.
What does this mean for condo buyers and sellers on the Emerald Coast?
For buyers, the numbers describe a market with more choice and more room on price. Condo contracts slowed while new listings kept arriving, and the median active condo has been listed more than four months. The condo buildings we track are listed on the Okaloosa County condo communities and Walton County condo communities pages.
For condo sellers, competition is the main factor. A new condo listing in the two weeks to October 24 faced about 50 other active condos for every one that went under contract. Association costs and assessments weigh on condo pricing statewide; our Florida condo special assessments and Florida condo distress tracker pages cover those costs. Insurance budgets are on the Destin home insurance cost and Miramar Beach home insurance cost pages, and flood zone context is on the Destin flood zones by neighborhood page.

Limitations
Counts come from the change log of our live Emerald Coast MLS feed, which records a change when our refresh sees it. A listing that changed more than once in a category within the window is counted once, and a change that happened and reversed between refreshes may be missed. Property type comes from the listing's MLS field; townhouses are counted with other home types, not with condos. The earlier comparison window is 12 days, so the comparisons use daily rates. Contract counts are listings moving to pending status and can differ from the monthly contract figures in the Market Pulse. The active and pending counts are a live map snapshot and can differ from the inventory counts in monthly reports. Median prices mix unit sizes and locations. Figures may be revised as the MLS updates records. This article is general information, not advice about any specific property or transaction.
