This is a two-week read on listing activity. Our monthly articles on the September closed sales, September days on market and September seller concessions cover the completed-month metrics, and the full series sits on the Florida Keys market data hub. This piece covers only what changed in the listing log since early October.
How many homes came on the market in the Florida Keys?
New listings picked up pace in mid-October. In the 14 days from October 9 to October 22 our feed recorded 144 new listings, about 10.3 a day. In the 10 days from September 29 to October 8 it recorded 78, about 7.8 a day. Single-family homes made up 102 of the 144 new listings. Condominiums added 19, townhouses 9 and manufactured homes 8.
By place, Key West led with 37 new listings, followed by Key Largo with 29 and Marathon with 19. Big Pine Key added 8, and Cudjoe Key and Plantation Key added 6 each. Current listings for the two busiest areas are on the Key West new listings and Key Largo new listings pages.
Are buyers keeping up with new supply?
Contracts did not rise with the new supply. Our feed recorded 45 listings moving from active to under contract or pending in the two weeks to October 22, about 3.2 a day, close to the 3.3 a day recorded from September 29 to October 8. Of the 144 listings that came on the market in the window, 6 went under contract before it closed. Eight listings that had been under contract returned to active status in the same two weeks.
The gap was wider in some places than others. Key West logged 37 new listings against 11 new contracts. Key Largo logged 29 against 5, and Marathon 19 against 7. Smaller counts like these move a lot from one week to the next, so they describe the last two weeks and not a trend.
Where in the price range is the gap widest?
The mismatch sits mostly at the top of the market. Listings at $2 million and above accounted for 46 new listings and 7 new contracts in the window. Listings under $1 million accounted for 59 new listings and 25 new contracts, so the lower half of the price range absorbed more than half of all contracts.
| List price band | New listings | New contracts | Price cuts |

That pattern matches the inventory on our live map. Of the 1,312 active listings on the map on October 22, 371 were priced at $2 million or more and 621 were under $1 million. The median active listing was priced at $1,100,000 and had been on the market 111 days.
How big are the price cuts in the Keys right now?
Sellers cut asking prices on 97 active listings in the two weeks, about 7 percent of the active listings on our map. One listing raised its price. The median cut was 3.4 percent, up from 3.2 percent in the September 29 to October 8 window, and the median dollar cut rose to $40,000 from $30,000. Five cuts were 10 percent or more.
Cuts were deeper on single-family homes, with a median of 3.6 percent across 63 cuts, and on manufactured homes, with a median of 5.9 percent across 10 cuts. The 11 condominium cuts had a median of 1.7 percent. Key West logged 22 cuts, and Key Largo and Marathon logged 19 each. Current reduced listings are on the Key West price reductions, Key Largo price reductions and Marathon price reductions pages.
Cuts are not new in this market. Our September Florida Keys Market Pulse, with inventory as of October 20, found that 44 percent of active listings had taken at least one price cut since they were listed.
What does this mean for buyers and sellers in the Keys?
For buyers, two weeks of new listings outrunning contracts by about three to one means more choice heading into the winter months, especially above $2 million, where 7 contracts met 46 new listings. Asking prices on the newest listings sit well above the prices at which homes are going under contract, so the list price on a new listing is a starting point for comparison with recent sales on the Key West, Key Largo, Marathon and Islamorada market pages.
For sellers, the contract count is the figure to watch. It held near 3 a day while new supply rose, and the median cut grew. Carrying costs also weigh on pricing in the Keys; our Key West home insurance cost and Marathon home insurance cost pages show what buyers will budget for coverage.

Limitations
Counts come from the change log of our live Florida Keys MLS feed, which records a change when our refresh sees it. A listing that changed more than once in the window is counted once per category, and a change that happened and reversed between refreshes may be missed. The active listing count on our live map includes all property types and can differ from the active count in the monthly Market Pulse, which uses its own definitions and snapshot date. Contract counts include listings marked active under contract or pending. Two-week windows are short, and small place-level counts can swing sharply. Figures may be revised as the MLS updates records. This article is general information, not advice about any specific property or transaction.
