Eden Isle is a small, tightly built community of 168 homes, all constructed within a narrow 2002-2005 window, which means the housing stock reads as consistent in age and finish level rather than spread across eras. With a median living area near 2,485 square feet, this is a mid-to-larger single-family footprint, and the fact that three-quarters of homes carry a homestead exemption tells you most owners are settled in for the long haul rather than treating these as investment or rental units.
Right now the math here is thin. Only 2 active listings and a single closing in the most recent window is not enough volume to draw firm conclusions about pricing, but the 24-month supply figure that results from it puts this squarely in buyer-leaning territory. For a seller, that number is really a signal about scarcity of comparable data, not necessarily competition. For a buyer, it means very little competing inventory to shop against, but also very little recent transaction evidence to anchor an offer to, so pricing conversations here lean more on condition and comparable sales further out than on a tight, current comp set.
The 60-Second Overview

Who Eden Isle is best for.
Best for
- A buyer drawn to a small, deed-restricted, gated community with a consistent early-2000s build era and is comfortable waiting for the right listing to surface.
- Someone looking for a mid-to-larger single-family footprint near 2,485 square feet who values a settled, low-turnover neighborhood over a large active market.
- A long-term buyer who is not in a rush and can act decisively when one of the community's rare listings appears.
Probably not for
- A buyer who wants multiple homes to compare side by side before deciding.
- Someone relying on a deep, recent comp set to justify or negotiate a price with confidence.
- A buyer on a tight timeline who cannot wait out a market with this little current inventory.

The Eden Isle buying strategy.
If we were buying in Eden Isle today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Eden Isle.
A small, settled pocket with almost no current inventory
At 168 total homes, Eden Isle is not a large subdivision, and with just 2 active listings at the time of this snapshot, there is very little to shop from on any given day. That scarcity is the defining fact of the community right now more than any pricing trend. A 75% homestead share reinforces that this is a community where most residents have settled in rather than churned through as short-term holds, which tends to mean listings, when they do appear, come with longer ownership tenure behind them.
The community amenities on record, a gate without a staffed guard, a park, a playground, and enforced deed restrictions, point to a lower-maintenance, rule-governed setting rather than a resort-style amenity package. None of that is confirmed beyond what is reported across MLS listings, so anyone evaluating the community should verify current access and amenity status directly with the HOA before assuming anything is guaranteed to stay in place.
The location and the amenities are priced into every listing in Eden Isle. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
With only 2 active listings and a single recent closing to reference, pricing a home in Eden Isle correctly takes more than pulling a standard comp sheet. We build the case from a wider radius of evidence, condition detail, and deed-restriction context so you are not guessing in a data-thin market, whether you are listing one of the community's few available homes or trying to determine what a fair offer looks like in a supply picture this constrained.

| Home and flood insurance | The average Citizens Property Insurance premium in Orange County is $1,409/yr (4,204 policies, Citizens detail by county, April 2026); private-market quotes depend on roof age, wind mitigation and construction. |
| Roof and age | Median build year 2003 across 3 listings. An original roof here would be about 23 years old; under Florida's 2022 reform (SB 2-D) carriers may require an inspection past 15 years, so budget for a roof report, and for replacement where it fails. |
