Last 30 days in Oak Hammock: 1 new listing (median asking $1,199,000). As of October 17, 2026, Listing information provided by the Florida Gulf Coast Multiple Listing Service, Inc. Information is deemed reliable but not guaranteed by the MLS to be accurate.

Oak Hammock's median sits at $595,000, running about $285 a square foot, and the number that stands out more than price is time: a median of 95 days on market. That is a slow clock. Pair it with a market heat score of 29 and this reads as a community where sellers need to price to the condition of the home, not to the calendar.
The 10.2% year-over-year gain looks strong on paper, but it is built on only 7 closings in this window — a small enough sample that one or two unusual sales can swing the percentage. Treat the trend as directional, not a guarantee, and lean on the median price and price-per-square-foot as the more stable anchors.

Who Oak Hammock is best for.
Best for
- Buyers comfortable taking time to negotiate rather than competing in a fast-moving bidding environment
- Sellers who can price realistically against actual condition and recent closed comps rather than list price alone
- Buyers or sellers working with a longer transaction horizon who are not under pressure to close within weeks
Probably not for
- Buyers who need a fast close and cannot accommodate a median 95-day market timeline
- Sellers expecting a quick sale at a premium without adjusting for the current pace of the market
- Anyone relying heavily on the year-over-year percentage as a guarantee, given the small number of closings behind it

The Oak Hammock buying strategy.
If we were buying in Oak Hammock today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Oak Hammock.
A market that rewards patience, not urgency
A market heat score of 29 puts Oak Hammock well toward the cooler end of the spectrum. Combined with a 95-day median DOM, this is not a community where homes are moving quickly off the market. Buyers have room to negotiate on price and terms; sellers who price at or above the $285-per-square-foot median without accounting for condition should expect the listing to sit.
With only 7 closings feeding this snapshot, the data set is thin enough that outliers matter. A single high-end renovation or a distressed sale can shift the median or the year-over-year figure noticeably. Anyone pricing a listing or evaluating an offer here should ask for the underlying comparables rather than relying on the aggregate numbers alone.
The location and the amenities are priced into every listing in Oak Hammock. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
In a low-volume market like Oak Hammock, the difference between a home that sells in weeks and one that sits past the 95-day median usually comes down to pricing discipline and how the listing is positioned against the few comparable sales available. We pull the actual closed comps behind the aggregate numbers, not just the headline median, so pricing decisions are grounded in what is really moving.
