Sea Havens is a small condo cluster on the barrier island. With only five active listings and a 30-month supply, you're looking at a market where inventory sits—buyers have negotiating room, sellers need to price sharply. The pool, clubhouse, and bundled utilities (cable, trash) are standard amenity-package condos; value comes down to unit condition, view, and how close you are to the beach.

At this pace, sellers should expect patience and realistic pricing. Buyers can take their time, compare every listing, and push on price or concessions. The market band is buyer-leaning, which means motivation matters more than timing.

Figures in this note are as of July 17, 2026. The live market numbers elsewhere on this page update nightly and are newer.

🟢 Buyer-leaning market. 30.0 months of supply and 17% of the inventory already under contract give buyers above-average negotiating leverage. Why it matters: months of supply is how long today's inventory would last at today's sales pace; under-contract share is the portion of homes for sale that already have a buyer.Momentum Research analysis of DBAMLS records, as of July 12, 2026. Confidence: Medium (6 active and pending listings, 0 closed sales in 12 months).

Best for

  • Buyers seeking a barrier-island condo in Daytona Beach Shores who value negotiating power and time to compare every available unit.
  • Second-home or vacation-property buyers who plan to hold long-term and aren't concerned with near-term liquidity.
  • Cash buyers or those with pre-approval who can move decisively once they find the right unit and condition.

Probably not for

  • Investors counting on quick appreciation or easy resale—30 months of supply means your exit will require patience.
  • Buyers who need a vibrant, amenity-rich resort community—Sea Havens is basic condo infrastructure, not a destination complex.
  • Anyone on a tight timeline to close and move—inventory is there, but finding the right fit in a small pool takes diligence.

If we were buying in Sea Havens today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Use your leverage. With inventory sitting, there is room to negotiate on anything dated or overpriced and to ask for repairs or a rate buydown.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Sea Havens.

Best Buy
Buyers who want barrier-island access without a bidding war and can wait for the right unit.
Biggest Risk
Slow absorption means liquidity is low—if you need to sell in two years, your buyer pool will be shallow.
Sweet Spot
A buyer with cash or strong financing who wants Daytona Beach Shores and will hold long enough for the market to tighten.
Avoid If
You need a quick-turn investment or you're hoping for near-term appreciation in a market this deep in inventory.

Small inventory, long supply

Sea Havens sits in Daytona Beach Shores, Volusia County, part of the barrier-island corridor where condo values hinge on proximity to the ocean, floor level, and how recently a unit has been updated. The community offers a pool, clubhouse, cable TV, and trash service—table-stakes amenities for this class of property. What you won't find here is a large, differentiated amenity program; Sea Havens is straightforward.

Current market posture is decisive: five active listings and a 30-month supply mean buyers hold the cards. That's two and a half years of inventory at the current absorption rate. Sellers will need to price competitively and be ready to negotiate; buyers can afford to be selective, inspect thoroughly, and not rush. In a market this slow, the best-maintained units with desirable views or layouts will still move first, but even they will require patience.

This is not a flip market, not a scarcity market. It's a market for someone who wants a specific piece of Daytona Beach Shores real estate and is willing to do the work to find the right unit at the right number.

“

The location and the amenities are priced into every listing in Sea Havens. The deal is won or lost on condition, the comps, and the renovation math.

Roof and ageMedian build year 1986 across 6 listings. An original roof here would be about 40 years old; under Florida's 2022 reform (SB 2-D) carriers may require an inspection past 15 years, so budget for a roof report, and for replacement where it fails.
