Summit Greens is a single-vintage community - every home in the FACTS set traces back to 2005 - so pricing here is driven almost entirely by condition, updates, and lot position rather than by era or floor plan generation. With only 5 active listings against 56 total homes, supply is thin, and at 2.7 months of supply this market sits on the seller-leaning side of the ledger.
The homestead share of roughly 79% tells you most owners here are in it for the long haul, not flipping or renting short-term. That kind of holding pattern reinforces the tight-listing dynamic: turnover is naturally lower, so when a well-kept unit does come up, it tends to move with less negotiating room than a newer, larger-inventory community nearby.
Summit Greens right now
🟡 Balanced market. 2.2 months of supply and 43% of the inventory already under contract put buyers and sellers on roughly even footing. Why it matters: months of supply is how long today's inventory would last at today's sales pace; under-contract share is the portion of homes for sale that already have a buyer.Momentum Research analysis of Stellar MLS records, as of August 2, 2026. Confidence: High (7 active and pending listings, 21 closed sales in 12 months).
🔴 Off the recent peak. The trailing-12-month median ($365K) is down 12.0% from the prior 12 months ($415K) and up 114% since 2012. With about a dozen sales a year, a single closing can swing this number, so read the level and the decade, not one year's move.Momentum Research, record-level Stellar MLS closed sales, 12-month windows ending August 2. Best for
- Buyers who want daily access to golf, tennis, pickleball, and a clubhouse without leaving the neighborhood
- Buyers comfortable with HOA deed restrictions and a buyer-approval process in exchange for guard-gated security infrastructure
- Buyers who prioritize a stable, low-turnover community over having many active listings to choose from

- Buyers seeking a wide mix of build years or architectural styles to choose from
- Buyers who need more inventory to compare before committing, given only a handful of homes are typically active at once

The Summit Greens buying strategy.
If we were buying in Summit Greens today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Summit Greens.
One build year, a tight resale window
Because Summit Greens was built out in 2005, there is no mix of decades to sort through - the variable buyers are actually pricing is interior condition, whether systems have been updated, and how a given unit has been maintained relative to its neighbors. That makes this a community where a pre-listing inspection or a clear-eyed look at recent updates matters more than usual, since the shell and layout are largely the same across the neighborhood.
The amenity package is the other half of the story: guarded gate access, a clubhouse, pool, fitness center, tennis and pickleball courts, association-owned recreation space, and an on-site golf course, all under deed restrictions with buyer approval required. That is a heavier HOA structure than a typical subdivision, and it comes with dues and an approval process - both worth confirming directly with the HOA before writing an offer, since MLS-reported amenities can shift.
The location and the amenities are priced into every listing in Summit Greens. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here
With only 5 homes active at any given time, timing and access matter more than in a high-inventory subdivision - we track this community closely enough to flag a new listing, a price change, or a withdrawal before it becomes stale news, and we can walk you through the buyer-approval process and HOA documents before you are under contract, not after.
