Bay Port Colony is an established gated single-residential community in Town N Country, in northwest Hillsborough County, off Memorial Highway about a mile west of the Veterans Expressway, at the top of Old Tampa Bay. It is the older core section of the larger Villages of Bayport, a master association of roughly 400 single-family homes across the Bayport and Bayside areas (Villages of Bayport guides, 2026).
Homes are predominantly single-family houses, many of them three and four bedroom water-access homes built from the 1970s into the 1990s, with the newer San Marino Bay section adding larger custom homes built largely in the early 1990s. Nearly all of the original Bay Port Colony lots have canal or water access. It is an established community, not a new master plan.
Unlike many older Town N Country tracts, Bay Port Colony sits inside a managed HOA structure with gated security and amenities including parks, playgrounds, tennis, pickleball, basketball, dog parks, and a community boat lift that moves vessels between the freshwater and saltwater canals to reach Old Tampa Bay. Confirm the specific HOA dues, any sub-association or special district lines, and amenity access for the exact parcel.
The location pairs waterfront living with access: Tampa International Airport and the Veterans Expressway are minutes away, with Westshore and downtown a short drive. The trade-off is coastal-influenced flooding. Town N Country saw real flooding in the 2024 hurricane season, some outside mapped flood zones, so pull the FEMA flood zone and an insurance quote for the specific parcel, especially on a canal.
