Most new communities in Seminole County are single-builder tracts; here, Stanley Martin Homes and Risewell Homes are both delivering product, which usually means a wider spread of floor plans and price points than a one-builder site. Stanley Martin's plans run roughly 1,589 to 2,856 square feet across three- and four-bedroom layouts; Risewell markets homes in a similar band, up to about 2,900 square feet. Buyers should compare the two builders' base specs directly, because included features and lot premiums differ even when the square footage looks close.
The location is a value play relative to Lake Mary and Heathrow a few miles south. Southeast Sanford (32773) has historically carried lower per-square-foot pricing than the Lake Mary corridor while still feeding the same SR 417 and I-4 commute and the same Orlando Sanford International Airport access. The planned pool and cabana give the community a shared amenity that many small Sanford infill tracts skip.
Two things are genuinely unknown at this stage and should be confirmed in writing before any deposit: the HOA fee (not yet published) and whether the site carries a Community Development District (CDD) assessment. New Seminole County subdivisions sometimes do and sometimes do not; the recorded documents, not a sales-office estimate, are the only reliable source. Builder base prices were still listed as coming soon at last check.
The location and the amenities are priced into every listing in Kentucky Square. The deal is won or lost on condition, the comps, and the renovation math.
