Paar Estates is a community in Port St. Lucie, St. Lucie County, FL. Across Port St. Lucie as a whole, 669 homes closed in the last 12 months at a median of $384,000, 66 median days on market, with 2,130 homes for sale today. At that median and St. Lucie County's FY2025-26 rate of 22.85 mills, annual property tax runs about $8,780 ($7,800 with the full homestead exemption).

Paar Estates is a small pocket of Port St. Lucie without shared amenities pulling on price, so what a home sells for here comes down to the house itself: lot, square footage, updates, and condition. Expect a wide spread between a dated original and a renovated one, and treat any single sale as a data point rather than a trend.
With only one closing in the current window, this is a thin, listing-by-listing market. Sellers should price to the specific condition and finishes of their home rather than to a neighborhood 'going rate,' and buyers have room to underwrite each property on its own merits without assuming comps tell the whole story.

The 60-Second Overview

The Paar Estates buying strategy.
If we were buying in Paar Estates today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Paar Estates.
A house-by-house market
Because there is nothing communal to underwrite here, condition is the whole story. Two homes on the same street can price very differently depending on roof age, kitchen and bath updates, and lot. That means the median tells you less than usual, and reading the actual finishes matters more than reading the neighborhood average.
The trade-off cuts both ways. There are no amenity dues to carry, but there is also no pool, clubhouse, or gate to lean on for resale appeal. Buyers who want those features should look elsewhere; buyers who want a straightforward single-family purchase in Port St. Lucie's St. Lucie County market may find the simplicity a feature, not a gap.
The location and the amenities are priced into every listing in Paar Estates. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
In a thin, condition-driven market like Paar Estates, the number that matters is the one you can defend on the specific house in front of you. We price and negotiate off finishes, lot, and recent updates rather than a broad neighborhood average, so sellers do not leave money on the table and buyers do not overpay against a comp that was never comparable.
