Fort Lauderdale accounted for 29 of the 61 new-construction listings: 15 single-family homes, eight townhouses and six condos, at a median list price of $2,900,000. All nine in Hallandale Beach were condos. In Sunrise, Pembroke Pines and Davie, the few new-construction listings had median list prices from $599,000 to $741,490, close to the starting prices in the tracker.

How do new-home prices compare with recent sales?

Our September 2026 BeachesMLS Market Pulse, with closings through October 24, recorded 984 single-family sales in Broward County at a median of $645,000, up 3.2 percent from a year earlier. The townhome communities at Mainstreet and Coral Edge start below that median, and the Davie, Tamarac, Parkland and Cooper City single-family communities start above it. Buyers comparing a new home with a resale should compare finished square footage, lot size and association costs, not just the headline price. Recent sales are on the Fort Lauderdale, Davie and Parkland market pages.

What costs should buyers check?

Most builders in the tracker had not published association fees. Buyers should ask for the HOA budget, any community development district assessment, the lot's flood zone and an insurance quote before signing. Our insurance pages for Fort Lauderdale, Davie, Tamarac and Coral Springs cover premiums. Builders are listed on our Broward County home builders page, with listings on Broward County new construction.

Limitations

The tracker lists communities found on builder pages and new-home listing sites, checked on the dates shown. It is not a complete list of every community selling in Broward County, and it does not include most new condo towers. Prices shown are builder starting prices, not sale prices. New-construction counts use the new-construction flag that listing agents set in the MLS, which is sometimes left blank. Contract counts are listings moving from active to pending or under contract in the change log of our live feed; changes that happen and reverse between refreshes may be missed. City is the city named on the listing. County sale figures are September 2026 single-family closings and may be revised.
