What did Ocala approve near Heathbrook and I-75?

According to Ocala-News.com, the council waived Section 122-134 of the city's land development regulations, which bars a new rezoning request within 12 months of a prior approval unless at least three council members agree. The full property was rezoned to planned development on May 5. Its original developer later sold the eastern tract along I-75 to Flyover Ocala, LLC, managed by developer Sheldon Rubin, after Southwest 49th Avenue Road was built through the site near Southwest 66th Street. Without the waiver, Flyover Ocala would have had to wait until May 2027 to file plans.

The western tract is Mockingbird Ridge, being developed by Boyd Development LLC with 493 single-family homes, an amenity center and 3.74 miles of neighborhood streets. A community development district established May 19 will help finance its public infrastructure. The Exchange at Ocala still needs a planned development rezoning, staff technical review and public hearings before the Ocala Planning and Zoning Commission and the City Council. No tenants, building sizes or schedule were reported.
