Starting prices usually apply to the smallest plan in each collection, and top-of-range prices run much higher. Lennar listed Tuckers Cove homes up to $795,905 across six collections on September 27. William Ryan Homes' Royal collection at The Sanctuary ran from $502,990 to $764,990 on NewHomeSource on October 2. Where is the new supply concentrated?

Babcock Ranch, in ZIP code 33982 east of Interstate 75, holds seven of the 11 communities. Those seven come from five builders: Lennar (three neighborhoods), Meritage Homes, D.R. Horton, Dream Finders Homes and William Ryan Homes. D.R. Horton describes Palmetto Landing as 125 acres with about 499 homes planned.

Outside Babcock Ranch, Turnleaf is the largest project in the tracker. Its developer, GreenPointe Holdings, lists 1,735 homesites on 426 acres off Burnt Store Road, with Dream Finders Homes, Lennar, M/I Homes and Perry Homes building, and an age-restricted section. Heritage Station (ZIP 33955) and Enclave at Kingsway Circle (ZIP 33983) are smaller Punta Gorda projects, and Kings Gate is in Port Charlotte (ZIP 33980).

Community pages: Babcock Ranch, Turnleaf, Heritage Station, Enclave at Kingsway Circle, Crescent Lakes, Creekside Run and Kings Gate. Recent sale prices are on the Punta Gorda and Port Charlotte market pages.

How do new-home prices compare with recent sales?

Our September 2026 Stellar MLS Market Pulse, with closings through October 24, recorded 376 single-family sales in Charlotte County at a median of $349,495, up 7.5 percent from a year earlier and 9.2 percent below the county's peak. The median home took 52.5 days to go under contract, longer than in Sarasota County (42.5 days) or Manatee County (46 days).

Every listed starting price in the tracker sits below that median. The gap is widest at the townhome, villa and coach-home end, where Tuckers Cove, Kings Gate and Willowgreen start between $237,999 and $269,999. Buyers comparing a new home with a resale should compare finished square footage and lot size, not just the headline price.

Buyers should ask each builder for the community development district (CDD) assessment, the full HOA budget, the lot's flood zone and an insurance quote before signing. Our Charlotte County HOA fees by community, Punta Gorda home insurance cost and Port Charlotte home insurance cost pages cover those costs. Builders active in the county are on our Charlotte County home builders and Charlotte County new construction pages, and Lakewood Ranch vs. Babcock Ranch compares the two master plans.

Limitations

The tracker lists communities found on builder pages, developer releases and new-home listing sites, checked on the dates shown. It is not a complete list of every community selling in Charlotte County. Statuses, prices, fees and home counts come from those pages and from MLS listing records on the date checked and change often. Starting prices are not sale prices. County figures are September 2026 single-family closings in our Stellar MLS feed and may be revised; some Charlotte County listings, including many in Babcock Ranch, are entered in Florida Gulf Coast MLS and are not in those county figures.
