How did Palm Beach County homes sell in September?

The completed-month figures show a market where prices held while sales slowed. Our September BeachesMLS Market Pulse, with closings through October 24, counted 1,026 single-family sales in Palm Beach County at a median of $712,500, up 8.0 percent from a year earlier, with a median of 34 days on market. Across the four BeachesMLS counties, single-family contracts in September were down 14.8 percent from a year earlier.

What does this mean for buyers and sellers?

For buyers, a steady stream of cuts means asking prices are moving, most of all on condos and on listings under $300,000. More than 13 percent of active listings were cut in two weeks, and 110 homes returned to the market after a contract fell through.

For sellers, competition on price is the main factor. A listing priced today sits among about 17 active listings for every contract written in the two weeks to October 25. Carrying costs matter in that math: our West Palm Beach home insurance cost, Boca Raton home insurance cost and Palm Beach County HOA fees by community pages cover them, and condo costs are on the Palm Beach County condo communities and Florida condo special assessments pages. Limitations

Counts come from the change log of our live BeachesMLS feed, which records a change when our refresh sees it. A listing is counted once per category per window, so a listing cut twice counts as one cut; medians use its first cut in the window. Contracts are active listings moving to pending or active under contract. Back on market means a move from pending or under contract to active. Active counts come from our live map and use the county's map boundary, so they are approximate. The feed covers Palm Beach County listings entered in BeachesMLS, which may not include every listing. New listing counts are not used because our feed added listings in bulk during the window. The earlier window is 13 days, so comparisons use daily rates. Two weeks is a short period, and figures may be revised as the MLS updates records. This article is general information, not advice about any specific property or transaction.
