Location & Context

Ashton Park sits on Micco Road in south Palm Bay, near the Indian River Lagoon and within about 20 minutes of Brevard's Atlantic beaches, in a part of the Space Coast seeing heavy growth tied to the aerospace, defense, and technology corridor.

South Palm Bay has become one of the Space Coast's main growth fronts as the St. Johns Heritage Parkway corridor opens up land between I-95 and the coast.

What Is Planned

The developer's plan calls for a true mixed-use community: thousands of homes across single-family, townhome/villa, and multifamily product, plus a 39-acre Town Center with retail and grocery, supported by Palm Bay water and sewer extended to the site.

DIX reports the site is mostly cleared uplands and that a first K-8 school is planned within the community, with the project in the City of Palm Bay's final approval process.

The honest caveat: These are the developer's entitlements and plans, not a contract and not homes for sale. Unit counts, the town center, and the school are planned figures that can change through approvals and phasing. Verify the current plan, builder lineup, and any timeline before you rely on them.

Taxes & Costs Context

Ashton Park is in Brevard County, so property taxes follow the county millage plus any future community-specific assessments such as a CDD.

No CDD or HOA figures have been published yet for Ashton Park, which is normal at the planning stage; large mixed-use plans like this often add community development district assessments once phasing is set, so ask before you buy. For context, the Brevard County figure in our FY2025-26 millage file is a typical total of about 15.60 mills, and actual parcel totals vary by municipality and taxing district, so treat it as a planning number, not a quote.

Because nothing is selling yet, there is no builder price sheet to anchor to. When homesites are released, confirm the base price, lot premiums, and any CDD or HOA in writing.

Schools

Ashton Park would be served by Brevard Public Schools, and the developer says a first K-8 school is planned within the community. Until that is built and zoned, confirm the currently assigned schools for any address with the district.
