La Hacienda sits in St. Augustine, in St. Johns County, and the snapshot I have is thin on the numbers that usually drive a write-up here. What I can tell you honestly is that price in a small St. Augustine pocket like this tends to be set by condition and the specifics of the individual property far more than by any neighborhood-wide figure. Two homes on the same street can trade at very different levels depending on updates, lot, and how they show.

For a buyer, that means the work is in the walk-through, not the headline number. For a seller, it means presentation and honest pricing do more here than leaning on a comp that may not really match your home. I would rather look at the actual property with you than pretend a single figure tells the story.

Figures in this note are as of July 12, 2026. The live market numbers elsewhere on this page update nightly and are newer.

The 60-Second Overview

La Hacienda is a St. Augustine community in St. Johns County, close to the coastal and historic draws the area is known for. It is the kind of pocket where each listing needs to be read on its own terms rather than through a broad market average.

Pre-construction details are compiled from public records, builder announcements and builder listings, and are subject to change without notice; figures are deemed reliable but not guaranteed. Momentum Research figures are our own analysis. This page describes homes, pricing and community attributes, not residents.

Best for

  • Buyers comfortable underwriting a home on its own condition and lot rather than a headline number
  • Those who value proximity to St. Augustine's historic core and the coast
  • Sellers ready to price and present a specific home honestly instead of chasing a loose comp

Probably not for

  • Buyers who want a large, uniform inventory to average and compare against
  • Those expecting a predictable price band across every home
  • Anyone unwilling to invest time in a careful property-level walk-through

If we were buying in La Hacienda today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in La Hacienda.

Best Buy
Buyers willing to evaluate homes individually rather than by a neighborhood average.
Biggest Risk
Pricing is condition-driven, so comps can mislead if you lean on them too hard.
Sweet Spot
A property whose condition is well understood before you make an offer.
Avoid If
You want a uniform, predictable subdivision with tight, comparable pricing.

Reading La Hacienda property by property

The useful lens for La Hacienda is condition-driven pricing. Without a wide, uniform inventory to average against, the spread between an updated home and one that needs work can be substantial, and that spread is where negotiation actually happens. Come in expecting to underwrite each home individually.

Location is the steadier part of the equation. Being in St. Augustine and St. Johns County keeps this within reach of the historic core, the coast, and the county's road network, which supports demand regardless of what any single month's data shows. That baseline is worth more here than a manufactured price range would be.

“

The location and the amenities are priced into every listing in La Hacienda. The deal is won or lost on condition, the comps, and the renovation math.
