At roughly 2,500 planned homes on about 1,500 developed acres, it is a full master plan rather than a single subdivision, and it is Eisenhower Property Group's second community along the State Road 52 corridor after Hillcrest, its established SR-52 community to the east. Multi-builder master plans of this size typically release homes in phases over many years and offer a range of product types and price points as more builders come online. Eisenhower has said additional homebuilders beyond PulteGroup will be announced later in 2026.

The first named product is PulteGroup's Explore by Del Webb, planned for more than 850 homes and described by Pulte as its second Explore by Del Webb community in Florida. Explore by Del Webb applies Del Webb's amenity and lifestyle approach without age restrictions, so it is aimed at a broader buyer base than a traditional 55-plus Del Webb community. The planned central amenity area, a clubhouse, resort-style pool, fitness center, pickleball courts, playgrounds, picnic areas, a dog park, and multiuse trails, is the kind of shared-amenity package that anchors this type of community.

Location and land use are the other part of the story. Verona sits along SR 52 west of I-75, a corridor Pasco County has been widening and extending, placing the site within the same growth belt as other large San Antonio-area master plans. The developer's stated plan to keep roughly 2,000 of the property's 3,500 acres as open space, agricultural, or recreational land under a county covenant is a defining feature buyers should confirm in the recorded documents. Several things are genuinely unknown at this stage and should be confirmed in writing before any deposit: base pricing (unpublished), the HOA budget, whether the community carries a Community Development District (CDD) assessment (new Pasco master plans commonly do, but the recorded documents are the only reliable source), the full builder roster, and school assignments, which are set by Pasco County Schools and were not yet determined for the undeveloped site at last check.

The location and the amenities are priced into every listing in Verona. The deal is won or lost on condition, the comps, and the renovation math.
