How did Keys condos sell in September?

Our September Florida Keys Market Pulse, with closings through October 24, counted 21 condo sales in Monroe County at a median price of $550,000, 10.1 percent below September 2025. The median condo sold in 69 days at 93.2 percent of its original list price, and 76 percent of condo sales closed below list price. The same report counted 102 single-family sales at a median $1,290,000.

With 21 sales, the median moves with the mix of buildings that closed, so the year-over-year change is only a rough guide to values.

What does this mean for condo buyers and sellers in the Keys?

For buyers, the numbers describe wide choice: about 12 active condos for each one in a contract, and more than a quarter of listings on the market six months or longer. For sellers, competition from other listings in the same building or island is the main pricing factor, and cuts so far have been modest.

Costs weigh on condo budgets. Association reserves and assessments are covered on our Florida condo special assessments and Florida condo distress tracker pages. Insurance figures are on the Key West, Key Largo, Marathon and Islamorada home insurance cost pages.

Limitations

Window counts come from the change log of our live Florida Keys MLS feed, which records a change when our refresh sees it. A listing that changed more than once in a category within a window is counted once, and a change that happened and reversed between refreshes may be missed. Property type comes from the listing's MLS field; townhouses are counted separately from condos. Contract counts are listings moving from active to under contract or pending and can differ from the monthly contract figures in the Market Pulse. Active and pending counts are a live map snapshot and can differ from inventory counts in monthly reports. The condo counts are small, so single listings move the ratios. Figures may be revised as the MLS updates records. This article is general information, not advice about any specific property or transaction.
