How fast are Keys mobile homes selling?
Slowly. The median active mobile home had been listed about 138 days on November 3, and 34 had been listed 180 days or more. In the two weeks from October 20 to November 2, our feed logged 14 new mobile home listings, 7 price cuts, 1 new contract and 2 contracts that fell back to active. From October 6 to 19, it logged 12 new listings, 11 cuts and 5 contracts. All six contracts across the four weeks were in Key Largo or on Cudjoe Key.
The cuts that did happen were deep. The median mobile home price cut from October 20 to November 2 was 8.9 percent, or about $30,000, against 3.6 percent for all Keys listings. In the earlier window the median mobile home cut was 7.7 percent, or $36,000.
What costs should buyers check?
Association fees and the age of the home. Fifty-seven of the 106 listings show an association fee, and the most common amount listed was $520. The listing and the association documents say what each fee covers.
Many are older homes. Of the 102 with a year built, 62 were built before 1990 and 30 in 2000 or later. The year and the wind rating of a manufactured home can change what insurers offer, so a quote before an offer is worth getting. Our Key Largo home insurance and Key West home insurance pages show typical costs, and Monroe County property tax shows the local rates.
Flood exposure is about the same as for houses. Our map placed 86 of the 106 mobile homes inside a FEMA special flood hazard area, about 81 percent, against 78 percent of single-family houses. Our Citizens flood requirement article explains the flood policy rule for Citizens customers.

Limitations
The live map counts listings by island or city name and can differ from monthly inventory figures. Mobile and manufactured homes follow the listing's property type; a home on owned land and one in a lot-lease or condo park are counted together. Flow counts come from the change log of our live feed, which records a change when our refresh sees it. A listing that changed more than once in a category within a window is counted once. The segment is small, so a few contracts move the ratios. Year built and association fee come from the listing record and can be missing or out of date. Contracts can fall through.
