What should buyers check before a new community opens?

Starting prices usually apply to the smallest plan on a standard lot. Buyers comparing a coming-soon community with a resale home should ask for the community development district (CDD) assessment, HOA dues, the flood zone of the lot and an insurance quote. Our Orlando home insurance cost, Kissimmee home insurance cost and Clermont home insurance cost pages cover insurance. The communities we track by county are on the Orange County, Osceola County, Seminole County and Lake County new construction pages.

Limitations

The tracker lists communities found on builder pages, builder press releases and new-home listing sites. It is not a complete list of every planned community, and some builders announce communities late. Communities are counted once; a second collection in the same community is not counted separately. Statuses, prices and opening dates come from those pages on the date checked and change often. Starting prices are not sale prices and may exclude lot premiums, options and fees. County medians are September 2026 single-family closings in our Stellar MLS feed and may be revised.
